Commercial Manager - Social Housing
Location: London (Hybrid with site visits)
Salary: £75,000 - £100,000 per annum
Contract: Permanent
We are looking for an experienced Commercial Manager to join a leading housing services organisation in London. This is a permanent position paying £75,000 - £100,000 with hybrid working and regular site visits.
You will oversee commercial operations across housing contracts, manage a commercial team, and ensure financial performance and compliance while supporting growth within the social housing sector.
Key responsibilities:

Oversee applications for payment, ensuring contract conditions are applied correctly

Lead and mentor the commercial team, providing training and development

Provide commercial advice to clients and present clear options and solutions

Manage preparation and submission of applications for payment and variations
-
Produce monthly reports on cost, progress, and performance
-
Resolve disputes, claims, and queries between clients, contractors, and suppliers
-
Control project budgets and ensure delivery to agreed standards and timescales

Implement and maintain robust commercial processes and controls

Negotiate contracts, prices, and variations with clients and subcontractors

Review tender documents, bills of quantities, and commercial frameworks

Identify risks and opportunities, providing guidance on mitigation strategies

Support business development and strategic growth initiatives
Requirements:
-
Degree or HNC in Commercial Management or Quantity Surveying

3+ years' experience as a Commercial Manager in the housing sector

Strong background in social housing maintenance contracts (essential)

Strong knowledge of Schedule of Rates (SoR)

Proven leadership skills with experience mentoring commercial teams

Excellent analytical, negotiation, and communication skills

Strong financial management skills with attention to detail

Proficient in Microsoft Office including Excel and Teams
