Job Title: Void Surveyor - Social Housing

About the Role:

We are partnering with a leading social housing provider to recruit a skilled Void Surveyor. In this role, you will play a vital part in managing void properties, ensuring they are inspected, assessed, and prepared efficiently for re-letting. You will work closely with maintenance teams, contractors, and housing officers to coordinate repairs and ensure compliance with health and safety standards.

Key Responsibilities:
  • Conduct thorough inspections of void properties to assess repair needs and prepare detailed schedules of works.

  • Identify repairs, refurbishments, and compliance issues to ensure homes are safe and ready for re-letting.

  • Liaise with contractors and internal teams to prioritise and coordinate repair works within agreed timescales and budgets.

  • Monitor progress of void repairs and provide regular updates to housing management teams.

  • Ensure all works comply with statutory regulations, quality standards, and health & safety requirements.

  • Produce accurate reports and maintain clear records of inspections, costs, and property conditions.

  • Support continuous improvement initiatives to reduce void turnaround times and improve customer satisfaction.

  • Assist with tenancy inspections and handover processes when required.

Requirements:
  • Experience in property surveying, ideally within social housing or residential maintenance.

  • Knowledge of void management processes and housing repairs.

  • Strong attention to detail with excellent organisational and communication skills.

  • Ability to assess property conditions and specify appropriate repairs.

  • Familiarity with relevant health & safety and building regulations.

  • Proficient in using property management and inspection software.

  • Valid UK driving licence may be required.

Desirable:
  • Relevant qualification in surveying, construction, or property management (e.g., HNC/HND, NVQ).

  • Experience working in a social housing environment.

  • Understanding of compliance and regulatory frameworks within housing.
