Junior Facilities Manager role
Location: Southwest London

Construction/ M&E experience
Key Responsibilities:
Mechanical Systems (Landlord HVAC, Pumps, Water Systems):
- Assist with the coordination of planned and reactive maintenance of central HVAC systems, pumps, and ventilation equipment serving communal areas.
- Monitor water hygiene compliance (e.g., temperature monitoring, flushing, and sampling) in line with ACoP L8 requirements.
- Ensure plant rooms and mechanical risers remain safe, secure, and free from obstructions.
- Log and track mechanical system inspections and servicing in the CAFM system.
Electrical Systems (Landlord Power, Lighting, Distribution):
- Schedule regular testing and maintenance for landlord distribution boards, and any landlord-controlled metering systems.
- Support documentation control.
- Assist in responding to electrical faults in communal areas and ensure timely attendance.
Life Safety Systems (Fire Detection, Emergency Systems, Access Control):
- Coordinate 6-monthly checks of fire alarm systems, smoke extract systems, and dry/wet risers in communal areas.
- Maintain accurate logs of testing, servicing, and remediation.
- Support fire risk assessment actions, including minor remedial works coordination.
- Liaise with fire system and security engineers for access control and CCTV maintenance.
General Facilities Management Responsibilities:
- Monitor and maintain the CAFM system, ensuring all MEL PPMs and reactive jobs are up to date.
- Respond to Helpdesk requests relating to communal and landlord areas, escalating issues as necessary.
- Prepare and issue requests for quotes (RFQs) for repairs, maintenance, and small works in landlord areas.
- Obtain, compare, and evaluate quotes from contractors
- Supervise contractors during works in plant rooms, risers, and other communal service areas.
- Ensure RAMS are reviewed and approved before works commence, and permits are issued where required.
- Support delivery of health and safety actions, internal audits, and statutory compliance reporting.
Key Skills & Competencies:
- Working knowledge of MEL systems relevant to residential communal areas.
- Good understanding of landlord/tenant responsibilities in multi-occupancy buildings.
- Attention to detail and strong administrative and record-keeping skills.
- Competency in reading service reports and understanding technical scopes of work.
- Ability to use CAFM systems, Microsoft Office (Excel, Word, Outlook), and procurement platforms.
- Clear and professional communicator with contractors & client where appropriate.
