Are you a skilled property manager with strong commercial acumen? Do you have the drive to take ownership of a diverse and interesting investment portfolio? If so, this could be your perfect opportunity to make a significant impact within a leading academic institution.
We are seeking an experienced Commercial Property Manager to oversee and manage the investment property portfolio, which includes prime land allocated for commercial development. The successful candidate will play a pivotal role in asset management, lease negotiations, property marketing, and strategic planning, all while working closely with key stakeholders to ensure the success and growth of the portfolio. This is a fantastic opportunity for a proactive, results-driven professional to join a collaborative team environment. As the Commercial Property Manager, your role will be integral in driving the success of our investment property portfolio.
Background
Our Property Team is responsible for managing the University’s multi-million-pound Investment property portfolio. The income and capital generated from the portfolio is reinvested to fund core research and academic functions within the University. Although this portfolio is separate to the University’s operational estate, it is strategically adjacent, and managed to generate ethical and sustainable income, capital receipts, and maximize value through commercial partnerships and collaborations.
Our work encompasses commercial land development, asset management, and the daily management of a diverse portfolio of circa 250 properties and property related interests across all asset classes.
Additionally, we serve as an in-house, RICS-accredited real estate knowledge bank. We provide expertise on property and land-related matters to both academic schools and University leadership, ensuring optimal value and safeguarding the University’s interests. This includes property valuation expertise for investment and development viability, asset valuations for financial accounting, disposals and acquisitions, business rates, and buildings insurance.
Working closely with the Property Director and colleagues across estates and the wider university, you will support the development and delivery of the asset management plans. You will accelerate income and capital receipts from funded projects, new lettings and the lease event pipeline.
You will have:
- Proven property development and asset management skills, across a range of sectors.
- Commercial lease negotiation expertise including rent reviews and lease renewals.
- Demonstrable knowledge of Landlord & Tenant law, with regard to business tenancies.
- Knowledge of the real estate investment and occupier markets.
- Experience of commercial property management, including maintaining financial records and CAFM systems.
- Ability to communicate effectively, both orally and in writing with a diverse range of stakeholders.
- A natural affinity with a collaborative culture and feel at ease working as the subject matter expert in multi-disciplinary teams.
- Excellent analytical and problem-solving skills.
Why Join Us?
This is an exciting opportunity to work within a thriving, forward-thinking university environment. You’ll have the chance to influence and shape a key asset portfolio, collaborating with a range of teams and stakeholders to drive the performance of commercial property assets. The role offers room for professional development, and the chance to be part of a supportive and dynamic work environment.
If you are looking for a challenge and want to make a tangible impact in the property sector while working in a vibrant academic environment, we’d love to hear from you.
