About the Role:

We are currently recruiting for an experienced Site Manager to oversee planned works projects within the social housing sector, based in Hertfordshire and covering surrounding areas. This is an excellent opportunity to join a well-established contractor with a robust pipeline of refurbishment and capital improvement works across occupied housing stock.

You will be responsible for managing planned maintenance and refurbishment schemes such as kitchen and bathroom replacements, window and door upgrades, roofing, and external works, ensuring delivery is safe, timely, and to the required quality standards.

Key Responsibilities:
  • Manage daily site operations across a range of planned works projects in occupied social housing

  • Liaise effectively with residents, client representatives, subcontractors, and internal teams

  • Ensure full compliance with health and safety regulations and company policies

  • Monitor subcontractor performance, productivity, and quality of workmanship

  • Conduct site inductions, toolbox talks, and ensure regular safety inspections

  • Maintain the construction programme, tracking progress against deadlines

  • Complete all relevant site documentation, including reports, RAMS, and photos

  • Carry out snagging and handovers to a high standard

  • Ensure a high level of resident satisfaction through clear communication and professionalism

Candidate Requirements:
  • Proven experience as a Site Manager delivering planned maintenance or refurbishment projects in social housing

  • Strong knowledge of occupied property protocols and stakeholder management

  • SMSTS, CSCS (Black or Gold), and First Aid at Work are essential

  • Demonstrable experience managing subcontractors and delivering projects to deadlines

  • Excellent communication, organisational, and leadership skills

  • Full UK driving licence - some regional travel will be required
