Summary

JOB PURPOSE
To provide a security and caretaking service to the school to minimise risks to the health and safety of those using the school site and to limit the possibility of damage to the school premises, and loss of property through theft outside normal school hours. To ensure the cost effective use of materials and equipment and participate in the efficient and economic use of the school premises.
For the right candidate this would be a developmental role to move into premises management.

PRINCIPAL ACCOUNTABILITIES
The principal accountabilities are as set out below. The tasks under each accountability
serve to indicate the range of duties involved however are not an exclusive or exhaustive list and the post holder will be required to undertake such tasks as may reasonably be expected within the scope and grading of the post.

SITE MAINTENANCE
Contribute to maintaining the site in a good state of repair and maintaining heating and
lighting to all parts of the premises in order to minimise risks to the health and safety of
those using the school site and to ensure that the activities of the school take place in an
environment suited to learning.

• Operate heating to maintain required temperatures and carry out frost precaution
procedures as necessary. Ensure adequate heating and lighting to all parts of the
premises and, if either system fails, initiate the recommended emergency procedures.
• Carry out regular checks and maintenance of drains and gullies to ensure they free
flowing and clean and to prevent ingress of water.
• Undertake emergency and first line repairs within your capability. Undertake training
where appropriate and financially viable to do so to enable you to undertake other
repairs/procedures that would normally be carried out by contractors e.g. plumbing
and heating, painting and decorating, carpentry and joinery, glazing.
• Liaise with the School Business Manager in the preparation of long and short term
maintenance programmes and where appropriate decide which repairs require
outside contractors. Direct contractors to the site, provide an accurate brief of the
work required, supervise all contractors on site where necessary, monitor their
performance and inspect completed work. In addition, ensure that contractors are
aware of relevant health and safety measures in force at the school e.g. asbestos
register, hot works.


• Ensure all items identified on the Health and Safety Committee’s inspections are
rectified.
• Ensure the site is safe at all times of the adapting to seasonal changes eg gritting as
necessary in winter and leaf collection in Autumn etc.
• Regularly cut the grass on the small areas of caretaker responsibility and oversea the
contractors for the field cutting.

SECURITY
Secure all school buildings and set alarm systems when school is not in use to protect the building and its contents.

• Walk around buildings and school site to check premises have not been disturbed,
switch on/off lights and electric/gas room heaters as required, check all windows are
closed, and check internal doors and lock as required.
• Regularly check the automatic security and fire alarm systems and arrange for these
to be serviced as recommended.
• Provide safe access to buildings and classrooms in the event of snow, minor floods
and similar emergency situations.
• Initiate the necessary procedures quickly and accurately relating to the emergency
services, e.g. Police, Fire, Gas and Electricity Board.
• Ensure the premises are secured following any school lettings if required.
• Facilitate the safe drop and collection of pupils to the school site.

MONITORING

Establish and maintain procedures to ensure that the school site is kept in a good state of repair, clean, safe and stocked with all necessary supplies.
• Monitor the performance of outside contractors working on the school site and
inspect completed work.
• Check supplies of cleaning materials, personal hygiene products and sundry items
and replace as required.
• Record meter readings as directed.
• Manage the programme of regular maintenance and inspections e.g. fire alarm
testing, water testing, and carry out routine checks e.g. maintenance of batteries.

HEALTH AND SAFETY

• Ensure that all statutory annual inspections and planned, monitored and records of
such works are kept to evidence compliance.
• Maintain an up to date list of hazardous substances (COSHH).
• Review the asbestos management plan as necessary.
• Ensure that the Legionella risk assessment checks are completed as required.
• Ensure all visitors to the site adhere to the school’s safeguarding procedures.
