Summary
You will be responsible for delivering the hard services PPM and reactive services in a safe and secure manner in line with the contract requirements. With a team of engineers and subcontract resources, you will maintain, repair, and replace items including mechanical, HVAC, Gas, electrical, building fabric, grounds maintenance and subcontractor management, fire systems. You must lead the team and identify strengths and weakness in order to utilise their skills in the most effective way. The safety of the team must be the priority. Work must be planned so that it does not affect the client business activities.
You must act as the key technical resource for the site and engage with other experts where necessary to provide solutions and answers to problems and incidents which arise and to expand your knowledge in order to improve the service.
Working with colleagues and other subject matter experts, you will be required to maintain compliance with statutory legal and contractual obligations on your site. This includes steam, pressure systems, lifts and lifting equipment, asbestos registers, water, and fire services.
Customer engagement is key to this role so you must build strong relationships with the key site stakeholders and the client team. From this, you should be able to identify additional client requirements and propose solutions to these requirements to the client.
You must be commercially aware in order to provide best value for the company and the customer. You will manage discussions with customers regarding chargeable work and arrange quotes, obtain approval, and organise completion of the tasks
The candidate must be willing to undertake training required for the role for the site.
Main Duties
-Manage all activities with H&S being the most important aspect
-Manage the delivery of PPM's as allocated by the CAFM system in a timely manner
-Review and manage any remedial tasks identified by the PPM's
-Monitor reactive calls and ensure they are delivered in line with the SLA's
-Actively manage and monitor compliance on the sites in order to meet our obligations
-Review data to identify strengths and weakness in the service delivery. Implement improvements and suggest solutions wherever possible.
-Adopt and foster a one-team approach by liaising with the service delivery teams, subject matter experts, the management team and other TSM's to ensure the whole team, including that of your own, complete and achieve KPIs and SLAs.
-Monitor and manage the use of handheld technology (PDA) by encouraging usage in real-time with clear accurate notes.
-Inform the asset and commercial team when equipment is replaced as part of Life Cycle or Small Works Programme for the region.
-Identify assets, tasks or frequencies which are not aligned and advise accordingly
-Maintain relationships with key subcontractors and manage their work on site
-Participate in the Health and Safety guidelines of the Company and report to Management and QSHE regarding any dangers; hazards or other defects/issues that may be encountered.
-Establish excellent working relationships with the client in order to be recognised as a key contact and a trusted partner
-Identify business opportunities and develop these with the customer and the business
-Carry out regular site audits and provide regular on-site support to the team as required.
-Provide your team with the training, support, guidance and tools to enable them to ensure the Technicians are using correct methods and procedures, including Health and Safety requirements. Carry out tool box talks and identify training required
-Recruit, induct and develop talent in order to increase the effectiveness and performance of the team.
-Effectively manage your team. Hold informal and formal meetings and gather feedback. Identify and deal with poor performance
-Provide regular reports on performance and risk, updating risk registers regularly
WHAT WE ARE LOOKING FOR
-Undertakes a minimum of 3 monthly audits to ensure compliance to Building Log regulations (eg Asbestos), verifies that Sub Contractors are duly complying with WO requirements and that ALL staff are working safely
-Action-orientation - Demonstrates a readiness to make decisions, take the initiative and originate action and see them through with the assistance of your Line Manager.
-Specialist knowledge - Understands technical or professional aspects of work and continually maintains technical knowledge.

Essential skills
-Recognised electrical or mechanical qualifications
-Experienced background working in a similar role and ideally will have experience working in manufacturing environments
-Proven track record in delivering engineering solutions and problem solving
-Experience of planning and delivering PPM and reactive work
-Proven track record in successful people management including performance management and familiarity with operational HR process and procedure.
-Extensive experience in managing a large multi-disciplined workforce.
-Valid formal Health & Safety qualification e.g. IOSH (1 or 5 day).
-Excellent IT skills inc FM Management Information Systems (Maximo), MS Word, PowerPoint and Excel.
-Wide breadth of knowledge on mechanical, electrical, fire and water legislation and managing critical production plant
-Sound commercial and financial awareness.
-Ability to produce detailed reports for the internal and customer use
