The difference you will make as a Project Manager – Asset Services:

In this role you will manage the delivery of a variety of construction Projects for Asset Services team, assisting the Programme Manager in providing a complete, proactive and cost efficient construction / asset management service for the business. Delivering within programme and budgets whilst providing a high level of customer satisfaction and management of associated risks. Working closely with key internal colleagues and external partners to deliver excellent customer service that meet the aspirations of our residents.

About you

We are looking for someone with a relevant Qualification in Quantity Surveying or Construction Project Management ie HNC/HND and extensive experience in the building industry, ideally working within a customer focussed housing investment team. Role Profile

Accountabilities or “What You Have to Do”

  • Be responsible for the provision of a professional Asset Management / Project Management services for the business, to manage design drawings, preliminaries and specifications to provide tender packages alongside Procurement Team.
  • Assist the Planned Delivery Team with financial planning, budget setting, and budget optimisation from the programmes of work delivered. This includes ensuring programmes are delivered on time, within the agreed budget and to the required standards.

Work closely with our Procurement team to;

  • Prepare and manage the procurement schedule.
  • Ensure all orders are placed in accordance with policy and procedures.
  • Assist in the preparation of Tender Reports to identify non-compliant tenders etc.
  • Suitably assess tender submissions and participate in due diligence meetings with contractors.
  • Have a full awareness of budget constraints and commercial positions.
  • Ensure all Health and Safety procedures are followed
  • To advise and ensure the appropriate contract documentation is used.

Budgeting / Forecasting / Cost Reporting

  • Produce regular detailed cashflows for budgeting and accounts purposes
  • Accurately report variances in regard to omissions and additions of work
  • Management of Variations and changes - timely agreement and closure of issues
  • Complete Value Engineering exercises to reduce time and cost
  • Management of site Instructions
  • Management of provisional sums and expenditure against budget
  • Complete monthly cost and value reconciliations
  • Identify, manage, reduce and drive out unnecessary costs and inefficient activities
  • Preparation of risk registers and management of risk and opportunity
  • Ensuring payments and valuations are monitored and actioned upon receipt
  • To provide advice on scheme control, design cost efficiency and life cycle costing.
  • Ability to produce clear, well-structured reports to Boards, staff and community governance structures which aids effective decision making.
  • Manage and oversee interim payments to contractors and subcontractors
  • Complete reconciliations and re-measures of contractor accounts
  • Settlement and negotiation of final accounts within timescales

Communication / Teamwork / Networking

  • Maintain effective communication with Programme Manager / Contractors, other departments and other associated disciplines.
  • Attend meetings on site with internal / external contractor or sub-contractor.
  • Initiate discussions regarding project performance and provide commercial input to project strategy.
  • Present current issues at management meetings and regular meetings with the Programme Manager.
  • To lead and attend residents’ meetings to discuss proposed or existing programmes of work. Undertake and lead resident consultation, leaseholder consultation and party wall consultation.

General

  • To ensure the teams compliance with statutory obligations for which your team are accountable. Including Construction Design Management (CDM), Asbestos, COSHH Health and Safety Act and other current legislation for all works the team deliver.
  • To keep appraised of standards term, clauses and specifications and to take account of new legislation, industry practice and innovation.
  • Provide a professional management service from inception to completion throughout all stages of projects and deliver a customer focused service.
  • Ability to identify risk, manage and ensure safeguarding of Riverside.
  • To develop Riverside’s commitment to equality and diversity and to promote
  • non-discriminatory practices in all aspects of work undertaken.
  • To adhere with section 7 of the Health and Safety at Work Act to take reasonable care of own health and safety and that of others who may be affected by their acts and omissions.
  • Maintain accurate Asset Management records, including details of component replacement works, using appropriate systems and databases, ensuring the integrity and quality of data to enable regular analysis to be carried out and reporting to be completed as required.
  • Manage Asset Management stakeholder and customer enquiries effectively, providing clear, supportive and accurate advice or signposting as appropriate and escalating complaints and complex queries via the appropriate channels to ensure effective resolution
  • Ensure internal business processes are followed in line with the Group’s policy, procedures and statutory requirements.
  • Contribute to the continuous improvement of processes and procedures.
  • Respond flexibly to any necessary changes in work priorities and undertake other duties when required to support the effective operation of the service.
  • Ensure that all data protection requirements are met in accordance with the Group’s policy, procedures and statutory requirements.
  • Ensure that health and safety requirements are met in accordance with the Group’s policy, procedures and statutory requirements.
  • To lead in the design criteria for projects and where necessary obtain drawings and ensure that all designs conform to current regulations and legislation
  • Ensure the Group strategy is translated into objectives and key performance indicators and that mechanisms are in place for reporting at management team and resident panels.

Knowledge, Skills and Experience

Essential

  • Relevant Qualification in Quantity Surveying or Construction Project Management ie HNC/HND
  • Extensive experience in the building industry, ideally working within a customer focussed housing investment team.
  • Customer focused with excellent written and verbal communication skills, with the ability to work at all levels within the business.
  • Excellent team player who can work flexibly to meet business requirements.
  • Proficient in the use of Microsoft Office.

Desirable

  • Relevant Bsc Qualification in Quantity Surveying or Construction Project Management
  • Relevant health and safety qualification e.g. NEBOSH General, or equivalent
