Interim Voids Surveyor – Property Services

Pay Rate: £30.00 per hour PAYE

Hours per week: 36 Monday – Friday, normal working hours

Role Length: This opening assignment is for 3 months

City: London

The purpose of the role is to carry out basic condition survey of the property including necessary information relevant to relevant type of Void (General Needs, Temporary accommodation, Sheltered Housing etc) and ensuring works are scoped to be carried out to required standard.

Key Responsibilities:

Correctly scoping required works in line with RBKC’s lettable standard, ensuring works are carried out to budget and on time. Uploading all Schedule of Rate codes on Service Connect systems
Scoping for electrical and gas works required to be done during Void works to ensure they meet required standard and regulation.
Flagging potential asbestos related works and instructing removal or encapsulation of risky areas.
Carrying out several in works inspections and managing contractors’ performance to ensure works are finished on time and budget.
Reviewing and scrutinising submitted Variation requests and approving and rejecting them on portal as necessary.
Escalating any relevant requests to line manager as and when necessary.
Post-inspecting works in empty and Void properties and signing off works once they meet required standard.
Ensuring works are progressed on target as per agreed standard, according to agreed budget and excellent workmanship and high customer satisfaction is achieved.
Flagging any workmanship or timescales issues early on and addressing these with contractors immediately - advising RBKC Management of any issues or delays which might arise as a result.
Liaising with all stakeholders, Occupational Therapists, office based and resident facing staff in order to achieve high customer satisfaction of newly let properties.
Managing bathroom conversions and minor adaptations to bathrooms to make it accessible and suitable for our residents.
Ensuring compliance of properties is carried out to set timescales.
Ensuring clean of the property is flagged to relevant teams ahead of the hand back and site is signed off only if works carried out to high standard.

Qualifications:

Relevant qualification in a field a must (CIH, MCIOB, HNC, CIOB).



Skills & Experience:

Sound knowledge of Health and Safety is a must and relevant qualification desirable (NEBOSH).
Understanding of HHSRS.
Having sound knowledge of using and applying NAT FED SOR codes to correctly scope all required works and minimise need for VO by contractors.
Experience in working in Social Housing and Housing Management a must.
Strong IT skills including Microsoft packages or equivalent (e.g. G Suite).
