Summary

Maintenance Officer - University Belfast


A University Belfast is recruiting a Maintenance Officer to deliver responsive, planned, and statutory maintenance across University accommodation. This is a hand‑on, varied role involving a rotating 5‑over‑7 shift pattern, 8‑hour shifts, no overnight work, and an 18% shift allowance.

Role Overview


As a Maintenance Officer, you will ensure the safe, efficient, and high‑quality upkeep of student and staff accommodation. You'll carry out a wide range of building, electrical, plumbing, and statutory compliance tasks, working both independently and as part of the Estates team.
Main Responsibilities

  • General Maintenance Tasks - Re‑lamp fittings, reset electrical trips, test emergency lighting, unblock sinks/toilets/pipework, repair/replace window and door hardware, fix plumbing fixtures, adjust doors, replace hinges, and carry out tiling, re‑grouting, and silicone.
  • Plant & System Maintenance - Inspect and maintain air handling units, clean filters and grilles, clear gutters and ACCO channels, take oil tank readings, carry out chemical dosing, test generators, inspect gas boiler plant, ventilation systems, and domestic water systems.
  • Statutory Compliance - Conduct legionella temperature monitoring and weekly flushes, fire door inspections, and plant room checks.
  • Planned & Reactive Work - Deliver repairs, emergency breakdown responses, PPM tasks, and minor improvement work.
  • Materials & Equipment Handling - Assist with transporting materials and equipment across the University estate.
  • Use of CAFM & IT Systems - Operate the Planon CAFM system, PDA/tablet devices, BMS controls, and other digital tools (training provided).
  • Contractor Liaison - Support external contractors delivering maintenance or plant replacement.
  • Record Keeping - Maintain accurate manual and digital records for H&S, plant, equipment, and work logs.
  • Health & Safety Compliance - Ensure safe working practices for colleagues, students, and visitors.
  • Vehicle Operation - Drive University vehicles, complete checks, and maintain log sheets.
  • Project Support - Review designs, check drawings, report defects, support handover, and suggest improvements.
  • Shift & Out‑of‑Hours Work - Participate in irregular shift patterns, overtime, and out‑of‑hours call‑outs; carry a work phone.


Planning & Organising

  • Task Assessment - Evaluate maintenance needs and respond to emergencies.
  • Work Scheduling - Plan short‑term activities, ensure materials are available, and prioritise tasks.
  • Documentation - Maintain routine records and report essential information.


Skills, Qualifications & Experience

  • Relevant Trade Qualification - NVQ Level 2 (or equivalent) or time‑served in building, electrical, joinery, plumbing, or similar.
  • Post‑Apprenticeship Experience - Significant recent experience maintaining buildings, systems, and plant in a comparable environment.
  • Technical Knowledge - Strong understanding of building/electrical/plumbing systems, maintenance processes, and equipment.
  • Compliance Awareness - Knowledge of H&S requirements, legionella awareness, asbestos awareness, electrical awareness, and fire door standards.
  • IT Literacy - Competent with IT packages, CAFM systems, and digital devices.
  • Problem-Solving - Analytical skills and the ability to diagnose and resolve issues.
  • Communication & Teamwork - Strong interpersonal skills; able to work independently and collaboratively.
  • Driving Licence - Full valid UK driving licence.
  • Shift Flexibility - Willingness to work irregular shifts, overtime, and carry a work phone/iPad.


Desirable Experience:

  • Working to demanding timescales and adjusting schedules.
  • Use of elevation equipment, scaffolding, and specialist tools.
  • Experience with door closers, ironmongery, and statutory compliance tasks.
