Summary



Operations Director
The RoleWe are seeking an experienced and dynamic Operations Director to lead the delivery of maintenance, repair and capital projects across a large and diverse estate of many sites across the Midlands. This role is responsible for overseeing:

  • c.£100m annual maintenance portfolio (reactive, statutory and planned)
  • c.£250m capital and project programme, ranging from minor works to complex, multidisciplinary schemes

Working through a mix of in-house teams and external partners, you will ensure services are delivered safely, efficiently and to a high standard, while continuously improving performance and customer outcomes.This is a senior leadership role suited to someone who thrives in complex environments, can operate at pace, and is driven to deliver results while building a strong, collaborative culture.
Key ResponsibilitiesOperational Leadership

  • Lead the delivery of maintenance, repair and asset-related services across a multi-site estate
  • Ensure operations are safe, compliant and customer-focused
  • Manage and oversee the performance of external delivery partners
  • Drive continuous improvement in service quality, productivity and efficiency

Project & Programme Delivery

  • Oversee delivery of a c.£250m capital and improvement programme
  • Ensure appropriate governance, risk management and commercial oversight
  • Balance delivery timelines with quality, safety and long-term asset performance

Asset Management & Compliance

  • Support asset management strategy, life cycle planning and investment prioritisation
  • Ensure compliance with relevant regulations and standards
  • Promote a proactive approach to risk management and assurance

Commercial & Financial Management

  • Hold responsibility for c.£100m annual operational spend alongside capital investment
  • Drive value for money and strong commercial performance across outsourced contracts
  • Use data and insight to inform decision-making and optimise performance

Leadership & Culture

  • Lead, develop and inspire a multidisciplinary team
  • Foster a culture of accountability, collaboration and continuous improvement
  • Support organisational change and performance improvement initiatives

Stakeholder Engagement

  • Build effective relationships with internal and external stakeholders
  • Communicate clearly and provide confidence through consistent delivery

About YouExperience

  • Proven leadership experience within property, facilities management, construction, infrastructure or similar sectors
  • Experience managing large budgets and complex operations within outsourced or partner-led environments
  • Strong track record of delivering performance improvement and managing change
  • Experience leading teams in multi-site or dispersed environments

Skills & Knowledge

  • Strong commercial and financial awareness
  • Good understanding of maintenance, construction or asset management environments
  • Ability to analyse data and use insight to drive decisions and performance
  • Excellent leadership and stakeholder management skills

Qualifications

  • Relevant degree, HND or equivalent experience within a construction/ engineering/ property related field
