Summary
The Opportunity
Are you a Property Administrator feeling capped in your current role, or a Residential PM looking to break into the Commercial Real Estate market?
A prominent regional Real Estate Investor is looking for a detail-oriented professional to take ownership of daily operations, service charge management, and occupier relations for a growing portfolio.
The Role
Working closely with a team of Commercial Surveyors, you will transition from pure administration into active portfolio management. This is a hands-on role where you will be the primary point of contact for occupiers and responsible for the physical and financial health of the assets.
Key Responsibilities
• Financial Oversight: Prepare and review annual service charge budgets, manage reconciliations, and track rent arrears.
• Property Inspections: Undertake regular site visits across the portfolio to identify necessary repairs, monitor vacant units, and ensure compliance with safety standards.
• Compliance & Data: Maintain the EPC database, manage health and safety records (fire, gas, legionella), and update the "Terrier" and Lease Event trackers.
• Works Management: Source quotes for minor works, coordinate contractors, and ensure all site RAMS are reviewed and approved.
• Professional Support: Assist with legal processes, including the compilation of CPSE documents and lease plans.
What You Bring
• A background in Property Administration or Residential Block/Lettings Management.
• Strong financial literacy with the ability to assist in budget preparation and invoice processing.
• The confidence to liaise directly with commercial tenants and external contractors.
• A "hands-on" mindset—you are as comfortable in the office as you are on a site inspection.
