Summary

We are recruiting on behalf of a well-established and highly reputable Residential Developer with a strong presence across the South East. With a consistent pipeline of large-scale housing developments and a focus on delivering high-quality communities, the business has built an excellent reputation for design, build quality, and long-term placemaking.

Due to continued growth and a strong land bank of secured sites, they are seeking an experienced Quantity Surveyor to join their team, supporting major residential developments across the region.

Projects typically consist of large multi-phase schemes of 200+ units, including a mix of private sale, affordable housing, and infrastructure works. Developments often include associated roads, utilities, landscaping, and community amenities.

This scale of work provides long-term project exposure, commercial ownership, and the opportunity to be involved in developments from land acquisition through to final handover.

As Quantity Surveyor, you will take full commercial responsibility for residential developments from pre-construction through to final account and handover. You will play a key role in ensuring financial performance, managing risk, and supporting the successful delivery of large-scale housing schemes.

Key responsibilities include:

  • Full commercial management of large residential schemes (200+ units)
  • Cost planning, feasibility input, and budget control from early stages
  • Procurement and management of subcontractor packages (groundworks, infrastructure, housing)
  • Contract administration (JCT experience essential)
  • Valuations, variations, and final accounts
  • Cost reporting, forecasting, and risk management
  • Value engineering and cost optimisation across developments
  • Supporting and mentoring junior commercial staff
  • Liaising with internal teams including land, planning, technical, and production

This is a role offering genuine ownership across major developments and the opportunity to influence commercial strategy from early-stage viability through to completion.

To be considered, you will ideally have:

  • Around 8-12 years' experience within a residential developer or main contractor environment
  • Strong experience working on large-scale housing developments or multi-unit residential schemes
  • A clear career progression from Assistant / Intermediate QS
  • Strong knowledge of JCT forms of contract
  • Experience managing groundworks, infrastructure, and housing packages
  • Excellent commercial acumen and negotiation skills
  • The ability to manage large, multi-phase schemes independently
  • Strong communication and stakeholder management skills

This role would suit a commercially driven QS with residential experience who is confident taking ownership of large developments and working within a structured, forward-thinking developer environment.

What's on Offer

  • Competitive salary and benefits package
  • Car allowance / company vehicle
  • Pension contribution
  • Generous holiday allowance
  • Strong pipeline of secured residential developments
  • Long-term career progression within a growing and well-capitalised developer
