Summary
The Building Supervisor is responsible for the day-to-day upkeep and maintenance of the building’s premises. This role ensures that the property is well-maintained, safe, clean, and functional for residents, tenants or employees. The Building Supervisor will carry out routine checks, handle minor repairs and assist with building management tasks as needed.
Key Responsibilities:
Building Maintenance:
1. Perform routine inspections and maintenance of building facilities, such as elevators, heating and cooling systems, plumbing, electrical systems and lighting.
2. Carry out minor repairs (e.g. fixing leaky faucets, changing light bulbs, painting etc).
3. Respond promptly to any emergency maintenance requests from tenants or building occupants.
Cleaning and Upkeep:
1. Ensure that all public areas (lobbies, hallways, stairwells, restrooms etc.) are cleaned regularly.
2. Oversee waste collection and disposal and ensure the premises are litter-free.
3. Maintain cleanliness of exterior areas, such as the parking area and landscaping.
Security and Safety:
1. Monitor and maintain building security systems, including locks, alarms, and CCTV.
2. Ensure compliance with health, safety and fire legislation and implement safety protocols.
3. Respond to emergency situations such as fire alarms, accidents or building evacuations.
Tenant and Visitor Interaction:
1. Greet tenants, visitors and contractors, providing a helpful and courteous point of contact.
2. Assist with tenant requests and inquiries.
3. Inform tenants of any scheduled maintenance, repairs or building-related issues.
Inventory Management:
1. Monitor and maintain supplies such as cleaning products, light bulbs and basic repair materials.
2. Order new supplies as needed and keep accurate records of inventory.
Building System Coordination:
1. Coordinate with external contractors for specialised repairs or larger maintenance projects.
2. Ensure that systems such as HVAC, plumbing and electrical are functioning properly and schedule routine service.
Administrative Duties:
1. Keep accurate records of maintenance activities, repairs and supplies.
2. Report building-related issues to building management or property owners.
3. Assist in preparing the building for inspections or audits.
