We are now seeking a Building Surveyor – Fire Safety to join our growing team in Orpington. This is an exciting opportunity for a skilled surveyor with fire safety expertise to play a crucial role in shaping buildings that are fit for purpose—and fit for the future.

Role Overview

As a Building Surveyor focusing on Fire Safety, you will collaborate closely with our clients to maintain, develop and enhance buildings that support the wellbeing of residents and the broader community. You will build long‑standing client relationships, contribute to high‑quality project delivery, and work in a supportive, collaborative environment.

Key ResponsibilitiesGeneral Building Surveying

Prepare and submit planning and building regulations applications.
Prepare tender specifications, undertake tender analysis and produce tender reports.
Support senior staff undertaking Party Wall duties under the Party Wall etc. Act 1996.
Lead on designated projects including stock condition surveys and EPCs.
Support Senior Surveyors with contract administration under various JCT contracts.
Carry out inspections diligently within agreed timeframes.
Diagnose building defects through inspections, testing and site investigations.
Produce clear, accurate and detailed reports recommending remedial works.
Ensure full compliance with Health & Safety policies and procedures.

Fire Safety & Health & Safety

Conduct Fire Risk Assessments and fire safety surveys in residential and public buildings.
Identify hazards, evaluate risks and recommend appropriate remedial actions.
Provide professional H&S advice to clients and internal teams.
Advise on fire safety design and regulatory compliance for refurbishment and new builds.
Liaise with fire authorities and other key stakeholders.
Monitor and report on H&S compliance through site audits and inspections.
Contribute to the development of H&S procedures and best practice.
Deliver fire safety and H&S briefings or training sessions as required.

Skills & Qualifications

We are looking for a Building Surveyor with demonstrable consultancy experience, including:

Essential

Chartered Building Surveyor (MRICS).
Strong knowledge of construction materials and building pathology.
Experience preparing specifications and schedules of work.
Solid experience acting as Contract Administrator (particularly using JCT).
Understanding of planning and building regulations processes.
Significant site inspection experience.
Confident chairing progress meetings with clients, contractors and other stakeholders.
Ability to produce feasibility, defect, condition and technical reports independently.
Full UK Driving Licence.

Desirable

NEBOSH General Certificate or equivalent H&S qualification.
Experience conducting Fire Risk Assessments and understanding of fire safety legislation (e.g., Regulatory Reform (Fire Safety) Order 2005).
Familiarity with CDM Regulations.
Knowledge of passive and active fire protection systems.
Experience delivering party wall services.
