Summary

Position: Estimator/Quantity Surveyor

Location: East Midlands -40 hours per week

Working Pattern: Permanent - Hybrid - 1 day working from home

Role Overview

The Quantity Surveyor / Estimator will support commercial and project delivery teams by providing accurate cost planning, tendering, contract administration, and financial control across construction projects. The role requires strong commercial awareness, excellent analytical skills, and the ability to work collaboratively with internal and external stakeholders.

Key Responsibilities

Estimating

Prepare detailed cost estimates, take-offs, and pricing from drawings, specifications, and tender documents.

Assess subcontractor and supplier quotations for accuracy, value, and compliance.

Develop cost plans and budgets to support tender submissions.

Identify value engineering opportunities and commercially viable alternatives.

Quantity Surveying

Manage project costs from initial tender through to final account.

Prepare and submit interim valuations, applications for payment, and variations.

Monitor project expenditure, forecast costs, and maintain accurate commercial records.

Support procurement activities, including subcontractor selection and contract negotiations.

Review contract terms, ensuring compliance with contract conditions and commercial obligations.

Support risk identification and mitigation across projects.

Produce regular commercial reports, cost reviews, and cash-flow forecasts.

Liaise with project managers, clients, and subcontractors to maintain effective communication and resolve commercial issues.

Ensure all work is delivered in line with budgets, timescales, and quality standards.

Skills & Experience Required

Proven experience as a Quantity Surveyor, Estimator, or dual-role QS/Estimator within the construction sector.

Strong understanding of construction contracts (e.g., NEC, JCT) and commercial processes.

Ability to interpret technical drawings and project documentation.

Proficiency with cost management and estimating software/tools.

Excellent numerical, analytical, and reporting skills.

Strong communication and negotiation abilities.

Ability to manage multiple projects and deadlines simultaneously.

Qualifications

Degree or HNC/HND in Quantity Surveying, Commercial Management, or a related construction discipline.

Professional membership (e.g., RICS) is beneficial but not essential.

Personal Attributes

Detail-oriented with strong commercial awareness.

Proactive and solution-focused. Able to work independently and as part of a project team.

Confident engaging with clients, suppliers, and subcontractors.

Candidates must be eligible to obtain Security Clearance
