We are seeking a highly skilled Facilities Operations Manager to oversee the safe, compliant and reliable operation of all hard FM services across the site.​

This hands-on, site-based role will lead the delivery of MEP, HVAC, fire and life safety systems, BMS, critical infrastructure, and the full preventative and reactive maintenance lifecycle.​

The position requires strong technical capability, robust compliance management, and the ability to maintain operational continuity in a dynamic, business-critical environment.

Job Description

We are looking for a proactive leader who can manage onsite facilities, reception, cleaning and workplace teams while collaborating effectively with security, senior stakeholders and landlord representatives.

The role demands a safety-driven mindset, exceptional communication skills, and the ability to coordinate contractors, mitigate risk, and maintain audit-ready standards at all times.

Key Responsibilities

Oversee all hard FM services including MEP, HVAC, lifts and fire alarm systems.

Lead delivery of effective preventative and reactive maintenance programmes.

Manage asset lifecycle planning via PPMs and ensure timely closure of reactive tasks.

Conduct technical troubleshooting and root cause analysis for system failures.

Ensure operational continuity and support out-of-hours requirements where needed.

Maintain full statutory compliance, HSE standards and audit-ready documentation.

Coordinate contractor activity including RAMs, method statements and work scheduling.

Conduct risk assessments and implement mitigation measures.

Directly manage onsite teams (Facilities, Reception/Concierge, Cleaning and Workplace Hosts), including absence management, training, development and performance reviews.

Professional and Personal Competencies/Qualifications

Strong technical FM expertise across MEP, HVAC, BMS and fire safety.

Proven compliance, risk management and contractor oversight skills.

Confident in maintenance planning, problem-solving and decision-making.

Effective communicator with strong stakeholder management capability.

Demonstrated leadership of onsite teams with a customer-focused, safety-led approach.
