Summary

As a Voids Surveyor, you will play a key role in ensuring our empty properties (voids) are returned to a lettable standard quickly, efficiently, and in line with our quality expectations. You'll be responsible for inspecting properties, specifying works, managing contractors, and ensuring homes are safe, compliant, and ready for new residents.

This is a fast-paced and rewarding role where your work directly contributes to reducing void loss and supporting families into quality housing.

Key Responsibilities

  • Inspect void properties and accurately diagnose repair and refurbishment requirements
  • Prepare detailed schedules of works and cost estimates
  • Oversee and manage contractors to ensure works are delivered on time, within budget, and to agreed standards
  • Monitor health & safety compliance, CDM regulations, and quality control
  • Ensure properties meet lettable standards and statutory requirements (gas, electrical, fire safety, etc.)
  • Work collaboratively with Lettings, Asset Management, and Repairs teams to minimise turnaround times
  • Provide technical advice and support across the organisation

About You

We're looking for someone who is:

  • Experienced in surveying within social housing, residential property, or a similar environment
  • Knowledgeable in building construction, maintenance, and refurbishment works
  • Confident in diagnosing defects and specifying remedial works
  • Commercially aware with strong cost-control skills
  • Familiar with housing legislation, health & safety regulations, and compliance standards
  • Highly organised with excellent communication and stakeholder management skills
  • Proficient in using asset management or housing management systems

Qualifications (desirable):

  • HNC/HND or degree in Building Surveying or a related discipline
  • Membership of RICS or CIOB (or working towards)
