Summary
As a Legal Disrepair Surveyor, you will be responsible for managing property inspections and remedial works relating to housing disrepair claims, including those involving solicitors and court proceedings. You will act as the technical lead on disrepair cases, ensuring that repairs are specified, completed promptly, and documented to a high evidential standard.
You will work closely with Legal Services, Repairs Teams, and external contractors to mitigate risk, reduce claim costs, and ensure residents live in safe, well-maintained homes.
Key Responsibilities
- Inspect properties subject to disrepair claims and prepare detailed technical reports
- Diagnose building defects including damp & mould, structural issues, and building fabric failures
- Produce clear schedules of works in line with legal protocols and pre-action requirements
- Manage and monitor contractors to ensure timely, high-quality completion of works
- Prepare witness statements and Scott Schedules where required
- Attend joint inspections with independent experts and legal representatives
- Support legal teams in defending or resolving claims
- Ensure compliance with relevant legislation including Landlord & Tenant Act obligations
About You
We are looking for someone who has:
- Proven experience in managing housing disrepair cases within social housing or local authority settings
- Strong knowledge of building pathology, particularly damp and mould diagnosis
- Experience working alongside legal teams and understanding of pre-action protocols
- Excellent report writing and evidence documentation skills
- Good commercial awareness and cost control experience
- Strong organisational and stakeholder management skills
Desirable Qualifications:
- HNC/HND or Degree in Building Surveying or related discipline
- Membership of RICS, CIOB, or working towards professional accreditation
- Knowledge of housing management systems
