Summary
An established and ambitious residential developer is seeking a commercially reliable Senior QS to join its Southern Counties division.
This is a fast-paced and rewarding environment that will challenge your commercial awareness, negotiation skills, and strategic thinking.
The Role.
You will take full commercial responsibility for large residential sites, including developments exceeding 200 units. You will manage budgets, valuations, forecasting, subcontractor procurement, and cost control procedures, ensuring financial targets are achieved while maintaining build quality and compliance standards.
You will also provide leadership and mentorship to junior members of the Commercial team, supporting their professional growth and ensuring high performance across all commercial activities.
You will be expected to:

Maintain and enforce robust cost control procedures in line with company policies

Manage and control site budgets and valuations, including monthly forecasting of estimated final costs

Produce full cost and value reconciliations

Compile weekly, monthly, and quarterly commercial reports

Lead value engineering exercises to ensure best value across all trades

Contribute to design development to ensure schemes remain within budget parameters

Prepare and manage Site Start budgets, liaising with internal departments to meet programme requirements

Procure subcontractors, materials, and goods in line with internal governance procedures

Prepare subcontract orders, payments, and variations using internal systems

Evaluate and agree variations within delegated authority levels

Monitor and manage cash flow and cost reporting

Present commercial updates at project and divisional meetings

Liaise with site teams and subcontractors to maximise productivity

Maintain awareness of modern construction methods and materials

Ensure compliance with Building Regulations, NHBC requirements, HSE legislation, and sustainability standards

Manage commercial responsibilities relating to Registered Social Landlords (RSL) where applicable

Mentor and develop junior surveyors and assistants
