North Devon Homes are looking for a proactive and experienced Maintenance Team Leader to join our Asset Management team. You will provide effective day‑to‑day supervision of our investment delivery activities, ensuring works are delivered safely, efficiently and to a high standard. This role offers the chance to lead, support and develop a dedicated team while helping us continually improve the way we deliver repairs and maintenance services.

The Role:

You will provide an on‑site presence, ensure compliance with Health & Safety legislation, conduct inspections and surveys, and support the Investment Delivery team in achieving service objectives. You will also support the wider asset leadership team helping ensure consistent technical standards and excellent service delivery.

Main Responsibilities:

Supervise and manage maintenance activities, ensuring efficient and effective delivery within time and cost targets.
Provide onsite leadership to ensure the health, safety, and wellbeing of employees, contractors, and customers.
Conduct site inspections and surveys, maintaining high safety and quality standards.
Drive continuous improvement in maintenance services and support change management.
Manage internal and external contractors, ensuring work is completed to a high standard.
Mentor and develop team members, supporting their growth and organisational resilience.
Oversee procurement and stock control, ensuring value for money.
Liaise with colleagues, contractors, and customers to deliver a customer-centric service.
What we are looking for?

BTEC Level 3 /ONC Building or equivalent trade qualification, or relevant experience (willingness to study if required).
Management training (desirable)
Site Supervisors Safety Training Scheme (SSSTS).
Health and safety qualification (IOSHH or NEBOSHH).
Proven experience managing and motivating staff in a customer-focused environment.
Strong technical knowledge of responsive repairs, procurement, and contract management.
Excellent communication, organisational, and decision-making skills.
Good IT skills and ability to adapt to bespoke systems.
Full clean driving licence and ability to work at height or in confined spaces.
