Summary

​Equans is looking for a Commercial and Contractual Manager to join our team at the Queen Alexandra Hospital on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package. We are recruiting a highly skilled FM Commercial and Contractual Manager to oversee the financial and contractual management of large-scale Facilities Management projects. This critical role involves leading the lifecycle of commercial variations, especially Deeds of Variation (DoVs), while ensuring projects meet client requirements within budget and compliance frameworks. The role demands strong expertise in FM contract management, commercial negotiation, financial controls, and cross-functional collaboration with operational, legal, and client teams. What will you deliver?Lead negotiation, drafting, and execution of Deeds of Variation (DoVs) ensuring legal and commercial correctness.Interpret FM contracts (including PFI, TFM, NEC3/4), identifying risks, obligations, and commercial opportunities.Ensure compliance with statutory regulations, contracts, and company policies.Manage commercial aspects of large FM projects from initiation through to completion.Collaborate with project delivery teams to maintain scope, budget, and timelines.Develop, monitor, and report project budgets, forecasts, and financial performance.Coordinate closely with Legal, Finance, Procurement, and Operations functions to facilitate project execution.Build and sustain strong relationships with clients, consultants, subcontractors, and supply chain partners.Oversee change control processes for FM services and capital projects, ensuring comprehensive assessment and approvals.Monitor project risks and implement mitigation measures.Provide commercial insights to support strategic decision-making.Prepare and present commercial reports, cash flow forecasts, and valuations to senior leadership.Participate in governance processes including change boards, contract reviews, and client audits. Essential:Proven commercial/project management experience in Facilities Management or the Built Environment.Demonstrated success managing Deeds of Variation and commercial contract amendments.Experience delivering large-scale FM or capital projects (£1M+).Familiarity with FM contract types such as PFI, NEC, and JCT.Strong negotiation, analytical, and communication skills.Due to the nature of the contract, successful postholder will be required to obtain and maintain DBS to Standard level.Desirable:Degree in Quantity Surveying, Commercial Management, Project Management or related field.Professional accreditation (MRICS, MCIOB, APM, or equivalent).Experience with lifecycle and asset management in FM environments.
