Summary
Voids Maintenance Officer
Carbon60 is currently seeking a Voids Maintenance Officer for facilities and management client based in London W8 location.
ROLE: Voids Maintenance Officer
PAY RATE: £20.86 PAYE, £26.04 per hour LTD
CONTRACT TYPE: Contract 3 Months (High Possibility of Extension)
LOCATION: London, W8
Key Responsibilities:
- Carry out first and final lock changes for void properties (including key safes) within 24-hour KPI and manage accurate key tracking and returns.
- Record gas and electric meter readings, clear meter debts, report damages, and upload data to the Green Energy Switch Portal.
- Conduct work-in-progress and post inspections to ensure quality, H&S compliance, and contractor performance meet required standards.
- Provide detailed reports and technical support to surveyors and the Voids Team.
- Complete final void checklists and prepare properties for new tenancies.
- Attend occupied voids within 12 weeks to resolve maintenance issues (e.g., leaks, locks, fixtures).
- Carry out weekly flushing of unoccupied properties in line with legionella procedures.
- Maintain accurate inspection records and support service improvement initiatives.
- Collaborate across Housing services and provide administrative/ad hoc support as required.
Skills & Experience:
- Extensive experience in maintenance repairs and property maintenance roles.
- Knowledge of utility meters, including smart and prepayment systems.
- Experience conducting WIP visits and pre-tenancy checks.
- Strong attention to detail with accurate data management and reporting skills.
- Proficient in MS Office with good IT skills.
- Strong communication skills with the ability to manage multiple tasks and work collaboratively.
- Knowledge of property safety and quality standards, including HHSRS.
