Role Overview:

We are seeking a skilled and proactive Maintenance Engineer to support the day-to-day upkeep, repair, and improvement of residential apartment blocks and communal areas. The ideal candidate will have strong technical abilities, excellent problem-solving skills, and the confidence to work independently while representing the company professionally at all times.

Key Responsibilities:

Planned & Reactive Maintenance

* Carry out scheduled maintenance tasks across multiple residential blocks.
* Respond promptly to reactive maintenance requests raised by residents, property managers, or the helpdesk.
* Diagnose faults and identify the most effective repair method.
* Ensure all works are completed safely, efficiently, and to a high standard.

General Building Maintenance

* Perform routine checks on communal areas, lighting, fire doors, emergency lighting, and access systems.
* Conduct minor plumbing tasks such as unblocking drains, fixing leaks, and replacing taps/valves.
* Carry out basic electrical tasks including replacing light fittings, sockets, and troubleshooting common faults (within competency and regulations).
* Assist with joinery and hardware repairs such as door closers, handles, minor carpentry, and fixtures.
* Ensure lifts, plant rooms, and essential equipment are reported on and escalated when specialist contractors are required.

Health, Safety & Compliance:

* Work in accordance with company safety procedures and industry standards.
* Complete and maintain accurate records of works completed, including photos and job sheets.
* Highlight any safety risks or compliance issues within blocks and report them immediately.
* Support fire safety compliance by inspecting escape routes, fire doors, and emergency systems.

Customer Service & Communication:

* Provide excellent customer service to residents and property managers.
* Communicate clearly about expected repair times, required parts, and next steps.
* Represent the company professionally at all times, maintaining a polite and respectful approach.
* Stock & Equipment Management
* Maintain company tools, equipment, and vehicle in good condition.

Manage stock of frequently used materials.
* Collect materials from suppliers as required.

Skills & Experience Required

* Proven experience in building maintenance, property maintenance, or a similar role.
* Strong multi-trade skills: basic plumbing, joinery, and electrical competency.
* Good understanding of residential block systems and compliance requirements.
* Ability to work independently and prioritise tasks efficiently.
* Strong problem-solving ability with a practical, hands-on approach.
* Good communication and customer-facing skills.

Full UK driving licence required.

Desirable Qualifications:

NVQ Level 2 or 3 in a relevant trade (electrical, plumbing, or building maintenance).

City & Guilds 18th Edition (if electrical tasks are included).

IPAF, PASMA, or similar certifications.

Experience working with property managers or block management companies.
