The site is designed to run seamlessly so members can focus on their work while fostering a strong sense of community. The General Manager will take full operational ownership of the site, ensuring both the building and community operate smoothly.

Essential skills & experience:

• 5+ years’ experience in site or operations management (e.g., co-working, multi-occupancy buildings, hospitality, service-led environments)
• Proven leadership experience: recruitment, rota planning, performance management, and team development
• Strong organisational skills and attention to detail
• Excellent written and verbal communication skills
• Confident with digital systems (bookings, access control, billing, memberships)
• Commercially aware: experience managing budgets, costs, and operational spend
• Confident decision-maker, balancing operational detail with strategic priorities
• Desirable: experience in innovation hubs, science parks, laboratory environments, or community-building/events management

What will your role look like?

General site leadership:

• Ensure the building is always clean, safe, operational, and guest-ready
• Build strong relationships with tenant members and partners
• Lead, develop, and motivate a multidisciplinary on-site team
• Manage recruitment, onboarding, rotas, 1:1s, and performance management

Operations & systems:

• Ensure smooth operation of membership, access control, invoicing, and space bookings (via Nexudus)
• Oversee integrated systems (AV/IT, Wi-Fi, printers, digital signage)
• Maintain accurate tenant data and licence terms

Member experience & relationships:

• Lead tenant onboarding, inductions, and offboarding
• Conduct regular member check-ins and act on feedback
• Host forums, meetings, and community touchpoints to drive satisfaction and retention

Sales support:

• Primary on-site contact for enquiries, tours, and viewings
• Convert enquiries into memberships in collaboration with the central team
• Manage sales-to-operations handover and prepare spaces for tours and VIP visits

Community & events:

• Create an engaging, collaborative environment for tenants and the wider innovation community
• Work with the Community & Events Manager to deliver the events programme
• Encourage tenant engagement, collaboration, and participation
• Support partnerships and a thriving innovation ecosystem

Safety, compliance & suppliers:

• Ensure compliance with health & safety and statutory requirements
• Maintain incident logs, risk assessments, and emergency procedures
• Manage operational suppliers and monitor service levels

Financial oversight:

• Manage day-to-day site financial performance against budget
• Ensure accurate billing and cost control
• Track usage of chargeable spaces and services

Continuous improvement:

• Maintain site SOPs and operational policies
• Produce monthly operational and performance reports
• Identify opportunities to improve efficiency, tenant experience, and commercial outcomes

Labs & marketing support:

• Work closely with the Laboratory Manager to ensure smooth lab operations
• Capture photos and videos of events and daily life on site to support marketing
