Summary
JOB TITLE: PARALEGAL – RESIDENTIAL CONVEYANCING AND PLOT SALES
SALARY: UPTO £43,500
HOURS OF EMPLOYMENT: 9:00 am - 5:30 pm, Monday to Friday

We’re looking for a motivated Residential Conveyancing Paralegal to join a busy, well-regarded conveyancing team based in Milton Keynes. This is an exciting opportunity for someone with at least 2 years of experience who is eager to develop their career in a supportive, dynamic environment.
You will manage a wide range of conveyancing matters, working closely with clients and internal teams, handling everything from leasehold and freehold acquisitions to drafting and negotiating documentation.

KNOWLEDGE OF:
Variety of residential property experience, including sales, purchases and refinancing for both freehold and leasehold residential property.
Prior experience of dealing with plot sales and Housing Association matters (Shared Ownership inc. Staircasing and Right to Buy) would be desirable.
Key Responsibilities:
Reviewing title, searches and supporting documents.
Raising and replying to enquiries and liaising with more senior lawyers where required.
Preparing contract documentation, including obtaining title documents from the Land Registry; you will not need to deal with substantive drafting, but you should have an understanding of the documentation and be able to deal with minor amendments and enquiries thereupon and liaise with more senior lawyers on substantive amendments.
Preparing Reports on titles and searches for clients (including bank clients).
Preparing Mortgage Reports.
Ability to deal with Housing Association matters, including shared ownership plot sales, staircasing and Right to Buy.
Ability to prepare SDLT/LTT, AP1/FR1, MR01/MR04 forms.
Ability to identify and obtain quotes for relevant indemnity policies.
Dealing with exchange of contracts, completions and ancillary documents.
Ability to deal with and respond to Land Registry requisitions and liaise with more senior lawyers where required.
Providing a professional and proactive service to clients, to include updating trackers (in the form, manner and timescales prescribed by them) and occasional client meetings and training.
Working collaboratively with team members, so that team absence can be handled seamlessly without affecting clients and ensuring that the applicable relationship minder is kept broadly appraised of progress and any issues.
Compose clear and concise day-to-day correspondence (telephone, emails and letters) with clients and lawyers.
Time recording (on select matters), reviewing monthly accounts reports and matters budgets and discussing with the client relationship minder where it might be appropriate to request fee uplift.
Preparing completion statements and billing.
Attend and participate in marketing events as required.
Market the companies and the full range of services it offers as much as possible during events or whilst networking.
PERSON SPECIFICATION:
Professional Legal Qualification (Law Degree/Paralegal/CILEX) – desirable but not essential.
Residential Property experience, including good knowledge of the conveyancing procedure and CQS Scheme.
Intermediate to advanced IT and online systems ability (Microsoft Office, legal industry-specific document management systems, online portals/datarooms, etc.)
Commercial, practical and financial awareness
Confidence and ability to communicate at senior levels
Excellent academics
Excellent interpersonal and marketing skills with the ability to develop contacts for the team and the firm
Able to work collaboratively and fit into a friendly but busy team
Organisational ability
Ability to work to deadlines and under the pressure that comes with residential property work.
