Summary

Your role sits at the heart of our operational delivery, supporting a wide range of programmes across the Bee Network estate. From bus depot renewals and essential FM activities to revitalising bus stations and interchanges, you’ll play a key part in shaping assets that keep Greater Manchester moving. You’ll also help drive forward vital lifecycle replacement projects, ensuring our environments remain safe, modern, and fit for purpose.

If you enjoy a varied role and working collaboratively to solve problems, and want to be part of delivering meaningful improvements across a complex operational networkthis is the role for you. Your day will typically blend planned work with the unexpected challenges that keep FM professionals on their toes. One moment you’ll be delivering proactive maintenance and reviewing contractor reports; the next, you’ll be reacting to plant or equipment issues, machinery faults, incidents, or urgent safety concerns that require calm, effective action. You’ll play a key part in ensuring assets remain operational, safe, and compliant. From attending meetings and coordinating with contractors to managing preventive maintenance (PM) schedules and responding to real-time FM challenges, this role places you at the heart of keeping our environments running smoothly.

Who are we?

TfGM, own, manage and operate some of the most significant buildings and structures in Greater Manchester our Facilities Management team covers everything from day-to-day maintenance to the delivery of refurbishment and new build projects. At the moment we are investing in improving our properties and transportation infrastructure through refurbishments, and several exciting new-build projects. The breadth of work you’ll get involved in as a Building Services Officer in TfGM is quite extensive.

What you’ll bring

What you do and how you do it is important whatever type of role you work in at TfGM and even small behaviours and actions can have a really big impact. At TfGM, our behaviours bring to life our values of Deliver, Care and Adapt.

You must hold a full driving license for this role. You’ll thrive here if you bring: Handson FM experience, ideally gained through time spent working with tools on the ground. HNC/HND (or equivalent) as a minimum, demonstrating strong technical understanding. An apprenticeship or similar vocational route is absolutely welcomed what matters most is your practical, realworld experience maintaining and troubleshooting assets.

You will have experience managing and supervising building services (we welcome a range of experiences and backgrounds), strong technical knowledge of MEP systems, and the ability to diagnose and resolve complex issues. Candidates must demonstrate effective contractor management, strong communication, influencing skills, and experience with CAFM/EAM systems, audits, compliance monitoring and PPM review. You will be experienced of using Microsoft Office 365 and proficient in MS Excel, AutoCAD experience and memberships of Professional body are desirable.
