Summary

The Estates Electrician is responsible for the day-to-day electrical and mechanical operation, maintenance and safety of Theatre Royal Plymouth and TR2, our Production and Learning Centre. The role ensures that building services and facilities are maintained, repaired and developed to a high standard, providing practical advice and effective solutions in a timely manner. The post holder will support colleagues across the organisation, coordinate contractors and contribute to the successful delivery of in-house projects.

Principal Responsibilities

· Share responsibility for the maintenance, repair and safe operation of all electrical and mechanical systems across the Theatre and TR2

· Make full and effective use of the Building Maintenance software system

· Play a proactive role in supporting organisational objectives around energy efficiency and sustainability

· Ensure compliance with current legislation, best practice and Health & Safety requirements for staff, visitors and the public

· Support the Head of Estates and Estates Manager in ensuring all statutory inspections and certifications are maintained and up to date

· Minimise response times to maintenance issues and communicate clearly with colleagues, contractors and internal customers

· Demonstrate and promote Theatre Royal Plymouth’s values of collaboration, creativity, quality and diversity

Principal Tasks

Building Maintenance and Repair

· Respond promptly and effectively to day-to-day maintenance and repair requests

· Manage and oversee contractors, ensuring services are delivered in line with statutory obligations and best practice

· Diagnose faults in electrical and mechanical plant and equipment and determine appropriate remedial actions, taking account of lifecycle requirements and cost implications

· Manage electrical and mechanical service contracts and develop effective repair strategies to maintain service quality

· Provide specialist advice on electrical and mechanical engineering matters, including the preparation of feasibility, cost and option appraisal reports when required

· Manage allocated projects, including preparing plans, specifications and drawings; obtaining quotations or tenders; and supervising works in line with purchasing procedures

· Check and certify contractor quotations, ensuring value for money and high standards of workmanship

· Effectively operate the planned maintenance software, logging requests for maintenance, support and project work

· Ensure all plant and equipment is maintained and operated in compliance with statutory requirements and best practice, with accurate records retained

· Operate cooling tower systems in line with statutory and best practice standards

· Carry out maintenance of fire, security, electrical, mechanical, piped and building fabric services as required

· Programme and operate the Building Energy Management System to control air handling units, boilers and ventilation systems efficiently and effectively

· Support the Estates Manager in maintaining and developing the plant and equipment asset register, including information on lifecycle, dilapidation and capital replacement costs

· Assist in developing, administering and, where appropriate, project managing refurbishment works or plant replacement to achieve best value

· Ensure maintenance activities, downtime and projects are planned efficiently and coordinated with other departments

· Undertake duties across all areas of the Estates department as directed by the Head of Estates or Estates Manager

· Participate in the Estates on-call rota
