Salary: £27,040.03

About the vacancy:
We’re looking for a proactive and hands-on Site Supervisor to join our team, ensuring the safety, security, and smooth running of our 55+ housing schemes. In this role, you’ll be responsible for maintaining high standards of health and safety, cleanliness, and minor repairs across multiple sites. You’ll carry out compliance checks, manage communal areas, and work closely with residents, contractors, and internal teams to deliver a safe and welcoming environment.

This is a varied role where no two days are the same – from conducting site audits and low-level repairs to supporting residents and responding to emergencies. You’ll also play a key part in facilitating planned maintenance, managing guest flats, and contributing to community engagement activities.

What we’re looking for:

Strong organisational skills and ability to work independently.
Knowledge of health & safety practices (COSHH, IOSH, Legionella awareness).
Practical experience in cleaning, basic DIY, and building maintenance.
Excellent communication skills and a customer-focused approach.
Full driving licence and flexibility to travel between sites.

If you’re passionate about creating safe, well-maintained environments and enjoy working with people, we’d love to hear from you!

Specifically, in the role you will:

- Work with a range of external agencies on 55+ scheme specific issues and projects whilst ensuring all services provided by external agencies are delivered in accordance with Hedyn policies and procedures.
- Work in partnership with other relevant bodies and areas of the association as required to ensure the association’s strategic objectives are delivered.
Ensure the overall safety and security of 55+ schemes including the operation of fire alarms, community alarms, security lighting, CCTV, communal entrances, and access points.
- Comply with safety procedures regarding the recording details of any incidents, accidents, and any other relevant information.
- Ensure the safe use and storage of equipment, chemicals, and materials on site, including maintaining an inventory to ensure that appropriate levels of stock are maintained.
- Undertake communal cleaning, litter picking, waste removal and window cleaning services as required.
- Conduct appropriate low-level repairs in/around the communal areas and work within resident properties where residents are unable to conduct the works themselves.
- Be the responsible key holder for the 55+ scheme.
- Perform some external soft landscaping including removal of weeds and overgrowth, grass cutting and general grounds maintenance. Conduct gritting, salt spreading and snow clearance at the 55+ schemes as required.
- Responsible for the administration, income collection and room set up for all services, events or Health & Wellbeing activities organised at the 55+ schemes.
- Respond appropriately to any emergency situations that arise whilst on site and report any safeguarding concerns in line with procedures.
- Identify residents with additional support needs and where appropriate signpost to other appropriate services including Social Services and other Health & Wellbeing agencies.
- Undertake settling in services with new residents, to familiarise with site facilities and to ensure they know how to operate all the equipment in their homes.
- Identify, collect/arrange collection for all monies to be banked at the 55+ scheme.
- Collect, record, and monitor relevant performance information.
- To undertake 55+ scheme audits to identify a replacement programme for all communal items.
- To conduct the installation of Telecare equipment and be responsible for maintaining equipment on site and within the community.
- Management of guest flat (where applicable) managing bookings, taking payments, releasing/collection of keys, preparing for use, cleaning following use. - - - Working with Hedyn teams should the guest flat be required for emergency use e.g., decants
- Monitoring quality of work undertaken on site e.g., cleaning, grounds maintenance, caretakers etc. reporting/escalating any concerns over performance to relevant persons.
- Provide cover for other 55+ schemes and attend resident events as required.
- To help with the marketing of empty properties, conducting accompanied viewings for prospective residents as required.
- To conduct end of tenancy inspections with residents giving appropriate information and advice.
- To contribute to combating anti-social behaviour by recording and reporting any incidents to housing management staff, relevant agencies, and the Police.
- Demonstrate that services are client-driven by adhering to our customer services standards.
- Promote “Our approach to resident engagement” to residents, stakeholders, and partners to involve a cross-section of residents in opportunities to improve and develop services and enhance communities.
