SALARY: £47,000 to £57,000 per annum + Benefits (see below)

LOCATION: Staines-upon-Thames, Surrey – Mobile role covering Staines, London, Oxford and Winchester

The role primarily covers the GU, TW, RG, KT and RH postcode areas (subject to change), with flexibility to support other areas when needed

JOB TYPE: Full-Time, Permanent

WORKING HOURS: 35 Hours per Week, Monday to Friday


KEY REQUIREMENT: A full clean UK driving licence and access to a car is essential to the role


JOB OVERVIEW

We have a fantastic new job opportunity for a Surveyor to join a busy Repairs and Maintenance team supporting a large housing portfolio across London and the South East.

As a Surveyor you will carry out property inspections, diagnose repairs including damp, mould and disrepair, and manage works from inception through to completion, ensuring homes remain safe, compliant, and well maintained.

The Surveyor will work closely with internal teams and external contractors, producing reports and specifications, managing budgets, and supporting service improvement while delivering a responsive, customer-focused service.

This role is well suited to someone with experience in social housing environments who understands regulatory compliance, asset management, and maintaining homes to high standards.

DUTIES

Your duties as the Surveyor include:

• Property Inspections and Surveys: Managing and maintaining the housing portfolio through regular inspections and condition surveys

• Repairs Diagnosis and Specification: Identifying maintenance needs including damp, mould, and disrepair, and producing detailed specifications

• Compliance and Regulation: Ensuring all works comply with building regulations, safety standards, CDM Regulations, and housing legislation

• Project Management: Managing small works projects from inception to completion, including contractor coordination

• Budget and Cost Control: Monitoring expenditure and controlling costs using NHF Schedule of Rates (M3NHF)

• Risk and Health & Safety Management: Identifying and managing risks relating to cost, programme, and health and safety

• Procurement and Tendering: Supporting tender processes and approving out-of-contract repair solutions

• Customer and Complaint Resolution: Investigating and resolving complaints while delivering effective service recovery

• Performance Monitoring: Reviewing contractor performance against KPIs to support continuous improvement

• Technical Advice and Reporting: Producing professional reports and providing technical advice, including expert witness input when required


CANDIDATE REQUIREMENTS

• A qualification or background in Surveying, Construction, Civil Engineering, or a related discipline

• Proven experience of housing regulations, building codes, and safety standards

• Experience within construction, repairs, or property maintenance environments

• Strong knowledge of damp and mould diagnostics, remediation, and legal disrepair processes

• Experience with CDM Regulations 2015 and HHSRS legislation

• Proficiency in writing technical reports and specifications

• Confident IT skills including Microsoft Office and the ability to learn new systems

• Excellent communication skills with the ability to engage residents and stakeholders effectively

• GCSEs in Maths and English (A*–C) or equivalent
