Summary

Mechanical Project Manager – Newcastle Upon Tyne

Role Purpose:
The Mechanical Project Manager will oversee the delivery of mechanical building services for commercial developments and refurbishments.
This includes managing HVAC systems, public health services, and associated mechanical installations, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.

Key Responsibilities:
Manage mechanical building services projects specifically within commercial environments.
Prepare and maintain project programmes and resource schedules.
Monitor progress, identify risks, and implement mitigation strategies.
Ensure all project documentation, including O&M; manuals and handover packages, is delivered to clients.
Review and coordinate mechanical designs to suit commercial office layout, occupancy, and system resilience requirements.
Collaborate with design consultants, architects, and BIM teams to resolve interface issues.
Assess design changes and variations for technical and commercial impact.
Produce and manage project budgets and cost forecasts.
Support QS teams with valuations, variations, and contractual communication.
Manage procurement of plant and equipment.
Develop procurement schedules aligned with office project timelines.
Evaluate supplier and subcontractor quotations for technical compliance.
Maintain strong supplier relationships to support reliable and timely delivery.
Manage installation of HVAC, ventilation, chilled water, and LTHW systems within commercial office projects.
Ensure compliance with building regulations, local authority standards, and client specifications.
Attend site meetings and coordinate with electrical, architectural, and structural disciplines.
Promote a strong safety culture and ensure compliance with CDM regulations.
Review RAMS, permits, and method statements.
Ensure site activities meet all statutory compliance requirements.
Client & Stakeholder Management Act as the primary point of contact for commercial office clients and project managers.
Communicate effectively regarding progress, risks, and changes.
Deliver excellent client service to support repeat business.

Key Skills & Competencies:
Technical expertise in mechanical services for commercial office environments.
Strong communication, leadership, and organisational skills.
Ability to interpret complex drawings and specifications.
Commercial awareness and understanding of JCT/NEC contracts.
Proficient in project management software.

Experience & Qualifications:
5+ years’ experience managing mechanical services projects.
Degree or HNC/HND in Mechanical Engineering or Building Services (preferred).
Experience delivering commercial office projects (new build or CAT A/CAT B fit out).
SMSTS, CSCS Manager Card, and First Aid (desirable).
