We are seeking a skilled Building Services Technician (Electrical Biased) to deliver high-quality maintenance services across electrical, mechanical, and building systems. This role involves planned and reactive maintenance, fault finding, and installation work, ensuring compliance with health and safety standards and exceeding customer expectations.
Job Description
As a Building Services Technician, you will provide electrical-biased building services maintenance within a commercial environment. You will be responsible for proactive and reactive tasks, including electrical PPM, HVAC, and basic fabric maintenance. The role requires strong technical knowledge, excellent problem-solving skills, and the ability to work under strict health and safety procedures. You will also liaise with clients, monitor contractors, and ensure all work meets contractual and company standards.
Key Responsibilities
Carry out planned and reactive maintenance across mechanical, electrical, and fabric systems.
Operate and maintain Building Management and Planned Maintenance systems.
Respond to site emergencies and assist with retailer maintenance issues.
Liaise with and oversee contractors as required
Maintain a safe and clean maintenance workshop and site environment.
Ensure accurate record-keeping within the CAFM system and office files.
Support compliance with health and safety legislation and site emergency procedures.
Assist with training and development of other staff.
Attend meetings and contribute to workplace audits and improvement initiatives.
Provide support for project teams and other ISS staff as needed.
Professional and Personal Competencies/Qualifications
NVQ Level 2 or higher in Mechanical & Electrical qualification
City & Guilds Level 3 in Electrical Installation or equivalent
City & Guilds 18th Edition Wiring Regulations
Inspection & Testing qualification (2394/5)
Previous experience in building maintenance within a service industry
Strong organisational and IT skills
Good understanding of health and safety in the workplace
Ability to work under pressure, prioritise tasks, and meet deadlines
Excellent verbal and written communication skills
Ability to work independently and as part of a team
Customer-focused approach to problem-solving
