Summary

Salary: Circa £35,000 per annum, dependent on experience (negotiable)
Hours: 34 hours per week – 9:00 am to 5:00 pm Monday to Thursday, 9:00 am to 4:00 pm Friday, with a full hour for lunch.

Oakland Ltd is looking for a Properties Manager to take full ownership of our diverse property portfolio – residential units, commercial spaces, and unique beach hut licences. Reporting directly to the Director, this role requires independence, strategic thinking, and a hands-on approach to compliance and operations.

About the role
You’ll lead the property function end-to-end, ensuring our assets are safe, compliant, and efficiently managed. From implementing digital property management systems to overseeing maintenance and lease administration, you’ll combine operational rigour with forward-thinking innovation.

Key responsibilities
• Develop and execute a digital-first property management strategy, including software selection and rollout.
• Maintain full compliance across EICRs, Gas Safety, Fire Risk Assessments.
• Manage financial and legal processes, including rent arrears recovery and eviction procedures in line with UK law.
• Oversee a mixed portfolio (ASTs, commercial leases, beach hut licences), ensuring tailored approaches to rent reviews, maintenance, and departures.
• Coordinate maintenance requests with speed and precision, balancing cost control and contractor vetting.
• Act as a cultural ambassador – driving change, engaging stakeholders, and embedding best practice.

What we’re looking for
• Proven experience in property management, ideally across mixed-use portfolios.
• Strong knowledge of UK compliance requirements and risk management.
• Financial and legal acumen, including tenancy law and leasehold processes.
• Digital mindset – confident in evaluating and implementing property management software.
• Exceptional organisational skills and the ability to operate independently.
• A collaborative leader who communicates clearly and builds trust at all levels.
