Summary

Lead Maintenance Surveyor – Property Maintenance Operations
Location: Doxford Park, Sunderland.
Are you ready to take the lead in delivering high-quality maintenance solutions that make a real difference to our customers’ homes?
We’re looking for a Lead Maintenance Surveyor* to join our Property team to provide expert technical guidance across a wide range of projects. In this key role, you’ll scope major repair works, manage specialist investigations, including damp and mould investigations, and oversee specialist projects that ensure our homes remain safe, compliant, and well-maintained.
*This position is known internally as Building Surveyor (Property Maintenance Operations)
You’ll be responsible for managing and developing a team of Maintenance Surveyors, carrying out building pathology inspections, and working closely with internal teams and external contractors to deliver complex repairs. From preparing detailed specifications and tender documents to acting as Project Lead under CDM 2015 regulations, you’ll ensure every project meets the highest standards of safety, quality, and compliance.
A full UK driver’s licence is required for this position
The position is subject to a basic DBS arranged and funded by Gentoo.
What we are looking for:
A degree in Building Surveying or similar.
Strong knowledge of building construction, repairs, refurbishment, compliance, planning regulations, and CDM 2015 roles.
Proven track record in delivering housing investment and compliance programmes, including pre-construction and safety requirements.
Strong background in housing projects, contract administration, and preparing planning/building control applications.
Expertise in diagnosing defects and using surveying equipment (e.g., damp meters, thermal imaging).
Experience operating at a similar level within a diverse organisation, managing people, meeting objectives and driving value for money.
Demonstrable understanding of the Building Safety Act and leasehold legislation.
Excellent communication skills with the ability to influence stakeholders.
Experience in repairs and maintenance, managing disrepair cases, and leading teams.
A commitment to CPD and delivering outstanding customer service.
Skilled in managing stakeholder relationships and ensuring quality assurance across projects.
