Painter and Decorator – UK Job Role Overview Job Title:
Painter and Decorator
Reports To:
Property Maintenance Lead / Site Supervisor
Purpose of Role:
To deliver high-quality painting and decorating services across supported accommodation and residential properties, ensuring all surfaces are protected, compliant, and visually appropriate while respecting trauma-informed housing principles.

Key Responsibilities
• Assess surfaces to determine preparation needs, including sanding, filling, and priming
• Apply paint, varnish, and protective coatings to walls, ceilings, doors, and fixtures
• Hang wallpaper and decorative finishes, ensuring pattern alignment and smooth application
• Mix and match paints and finishes to achieve desired colours and textures
• Protect surrounding areas using dust sheets, masking tape, and coverings
• Use ladders, scaffolding, and platforms safely for high or exterior work
• Collaborate with other trades during refurbishment or maintenance projects
• Respect tenant privacy and wellbeing, applying trauma-informed approaches during visits
• Document work using fillable compliance templates and digital logs

Skills & Qualifications
NVQ Level 2 or 3 in Painting and Decorating or equivalent
2–5 years in domestic or commercial painting
Surface preparation, paint application, wallpapering, colour mixing

Work Environment
• May work in occupied homes, HMOs, or commercial buildings
• Requires manual dexterity and physical fitness
• PPE and safeguarding protocols must be followed
• May involve travel across Birmingham and surrounding areas

Compliance & Governance
• All work must align with Property Maintenance’s risk register, property compliance framework, and trauma-informed practice standards
• Painters and decorators must complete onboarding checklists, site-specific induction, and incident reporting protocols
