About the Role:

Smeaton Homes are seeking an experienced and driven Lettings Negotiator & Property Coordinator to join our dynamic Plymouth team. This is a dual role, perfect for someone who thrives in a fast-paced environment and enjoys building relationships while keeping operations running smoothly.

You’ll take ownership of both the front-end lettings process — from conducting viewings and negotiating deals — through to the back-end coordination of properties, ensuring maintenance, compliance, and tenancy management are handled to the highest standards.
This position requires a minimum of 1 years’ experience in lettings or property management, with a proven track record in delivering excellent customer service and achieving results.

Key Responsibilities:
Register and qualify new applicants, matching them to suitable properties
Conduct viewings and provide detailed feedback to landlords
Negotiate tenancy terms and prepare tenancy agreements
Coordinate move-ins, renewals, and check-outs
Manage maintenance issues and liaise with contractors to ensure timely resolutions
Oversee property compliance — gas safety, EPCs, EICRs, deposit registration, etc.
Keep landlords updated on their property performance and any ongoing issues
Maintain accurate records within the CRM and ensure all documentation is compliant.
Contribute to marketing efforts, including portal listings and social media promotions
Deliver an exceptional level of service to both landlords and tenants
Skills & Experience Required
2 years experience in residential lettings or property management preferred, but not essential
Excellent communication and negotiation skills
Strong organisational skills with the ability to multitask effectively
Confident and professional when dealing with clients at all levels
Sound knowledge of lettings legislation and compliance requirements
Proficient with CRM systems and Microsoft Office
Full UK driving licence and own vehicle preferred
