Fawkes & Reece are partnering with a leading residential developer who are delivering high-quality, design-led communities across London and the South East. Our client is looking to appoint a Commercial Manager to lead their regional commercial function, working on a portfolio of large-scale residential developments.

This is a pivotal leadership role, with responsibility for driving commercial strategy, overseeing procurement, and ensuring robust cost and financial management across multiple projects. You'll work closely with technical, production, and pre-construction teams, while developing and mentoring commercial staff at all levels.

Key Responsibilities:

  • Lead and manage the commercial team across a range of residential schemes
  • Take ownership of procurement, subcontractor management, and contract compliance
  • Monitor and report on financial performance, cash flow, and cost control measures
  • Approve valuations, payments, and final accounts in line with company policies
  • Deliver accurate forecasting and commercial reporting to senior leadership
  • Identify and mitigate commercial risks with a proactive approach
  • Coach and develop surveyors and commercial staff to achieve career progression
  • Support new business opportunities and contribute to tender success
  • Foster strong working relationships with clients, consultants, and supply chain partners

Requirements:

  • Degree-qualified in Quantity Surveying or Construction Management (or equivalent)
  • Chartered (or working towards) RICS or similar professional body membership
  • Proven track record managing the commercial function on large residential developments
  • Strong background in procurement, contract administration, and cost planning
  • Excellent negotiation and client-facing skills
  • Experience with RC frame, traditional build, or MMC methods
  • Sound knowledge of regulations including CDM and NHBC standards
  • Commercially astute, with strong reporting and forecasting abilities
  • Collaborative leadership style with a passion for developing people
