Summary
Estimator
A regional house builder have a requirement for an experienced Estimator to join their commercial team.
Estimator role
Reporting to the Head of Commercial you will be responsible for preparing detailed cost plans for proposed developments at land bid stage for both immediate and strategic sites ranging from 100-500 units.
Duties and responsibilities include:
- Attend weekly land and pre-development meetings to determine estimating requirements and workload.
- Prepare initial cost viabilities for 'green field' land bids using out turn construction costs from live developments.
- Prepare detailed cost plans for land bids where required ensuring all construction costs, including all site abnormals, professional fees, sales costs and site preliminaries are included.
- Update detailed cost plans on secured developments through out the pre-development stage to ensure they are in line with planning and technical requirements.
- Where required contribute to the value engineering process to ensure gross margins are maintained.
- Obtain specialist quotations for works such as demolition, remediation and piling/ ground improvement for use in cost plans and abnormal cost assessments.
- Liaise with other commercial staff to ensure costs from live developments are reviewed and appropriate for inclusion in standard out turn build cost assumptions for use in initial viabilities and detailed cost plans.
- Undertake take offs from groundworks and sub/superstructure design drawings to collate and record accurate bills of quantities to assist with the production of bible cost schedules.
- Ensure changes to standard specifications such as Part L, materials, and sales are reviewed regularly and any changes costed accordingly and factored into initial viabilities and detailed cost plans.
- Assist with the production of site start budgets by separating out cost plan allowances into individual trade packages for commercial staff to utilise as targets in their outturn forecast.
- Assist with material and subcontractor tender send outs where required.
- Assist with the preparation of cash flow forecasts where required.
- Undertake statistical analysis and prepare detailed cost comparisons where required.
- Maintain good working relationships with the supply chain and consultants.
- Assist the Head of Commercial with mentoring and developing junior members of staff on the subject of estimating and tendering.
Skills and experience required:
- Experience in a similar house building estimating position within an established house builder.
- A relevant construction or surveying qualification, ideally to degree level.
- Knowledge of relevant legislation and government regulations.
- High commercial acumen with the ability to work at pace.
- Excellent communication and influencing skills.
- Results driven with the ability to manage conflicting stakeholder priorities.
