About the Client:

The client is a UK-wide construction and fit-out specialist delivering high-quality new build, refurbishment and roll-out programmes across the commercial and retail sectors. With continued growth across the region, they are now expanding their new build delivery team to support a series of fast-paced, design-and-build projects.

This is an excellent opportunity for a Site Manager with experience delivering ground-up new build schemes, looking for secure, rolling project work and the chance to be part of a dynamic and proactive team.

Project Overview:

Type: New Build


Typical Value: £2.5 million per project


Scope: Groundworks, structure, full build, fit-out, handover


Delivery: Fast-paced, design & build environments with live client input


Role Overview:

As Site Manager, you will lead the day-to-day running of new build sites from initial groundwork through to completion and handover. You'll manage subcontractors, uphold health & safety standards, and ensure the build is delivered to programme, quality, and budget - often in an environment where drawings and specifications may evolve during delivery.

This is a hands-on role, ideal for someone who can take ownership, solve problems on the ground, and build strong working relationships with both internal teams and client-side stakeholders.

Key Responsibilities:

• Manage the full site delivery of ground-up new build projects


• Coordinate subcontractors, site logistics, and daily operations


• Maintain quality control and enforce site health & safety protocols


• Communicate regularly with commercial, technical, and client teams


• Monitor progress against programme, highlighting risks and resolving issues proactively


• Ensure accurate daily site records, reports, and project documentation


Ideal Candidate Profile:

Experience & Background:

• Strong background in new build construction, ideally D&B projects in the £2m-£3m range


• Experience managing full build programmes (groundworks to final handover)


• Trade background beneficial but not essential


• Comfortable managing projects where design information may be incomplete or change during delivery


Soft Skills:

• Highly proactive and accountable, drives progress


• Problem-solver with strong decision-making ability on site


• Team player who supports others and takes initiative when plans shift


• Strong communicator - confident dealing with subcontractors, internal teams, and clients


• Resilient and calm under pressure, especially on tight or fixed programmes


Technical Skills:

• Competent using Microsoft Office (email, reports, programmes)


• Up-to-date H&S knowledge, including SMSTS and First Aid certifications
