Site Manager - Planned & Regeneration Works (Social Housing)

Overview

We are recruiting on behalf of a reputable contractor delivering planned maintenance and regeneration projects across social housing schemes in Essex. We are looking for an experienced Site Manager to oversee the safe, efficient, and high-quality delivery of refurbishment works including kitchen and bathroom replacements, roofing, fire safety improvements, and wider estate regeneration.

Key Responsibilities
  • Manage all on-site activities and resources to ensure successful delivery of planned and regeneration works across occupied social housing properties.

  • Coordinate subcontractors, direct labour, and suppliers to maintain programme schedules and budgets.

  • Ensure works meet required health and safety standards, quality expectations, and client specifications.

  • Maintain strong communication with residents, ensuring minimal disruption and addressing any concerns promptly.

  • Carry out site inspections, toolbox talks, and enforce compliance with CDM regulations.

  • Produce and maintain accurate site records including progress reports, site diaries, and risk assessments.

  • Liaise with internal teams, clients, and contractors to resolve issues and support smooth project delivery.

  • Manage snagging, defect resolution, and final handover procedures.

Requirements
  • Proven experience as a Site Manager working on planned maintenance and regeneration projects within the social housing or public sector.

  • Strong knowledge of refurbishment works such as kitchen and bathroom replacements, roofing, external works, and fire safety upgrades.

  • Excellent organisational and leadership skills with the ability to manage multiple trades and subcontractors effectively.

  • Strong communication skills and experience liaising with residents and clients.

  • Comprehensive understanding of health & safety legislation and CDM regulations.

  • Relevant site management qualifications such as SMSTS or equivalent.

  • Full UK driving licence.
