Summary
Building Maintenance Assistant
Norfolk & Norwich University Hospital Full time, Permanent (37.5 hours per week)
08:00 – 16:00 (7.5 hours per day)
Salary – Up to £27,422.06 per annum depending on experience plus Serco benefits.
To provide safe and efficient maintenance of the Building Fabric and equipment within the hospital as directed by Estates Supervisors and management
To ensure that the Hospital Building, Fabric, Plant, Services and Equipment are maintained to a high standard to ensure continued efficiency, safety and reliability and to safeguard the future long-term serviceability of the Estate as contractually required by Serco, Octagon and the Norfolk & Norwich NHS Trust
To always ensure safety. To always assess all aspects of tasks and take appropriate actions. To know when to request advice or assistance. To understand own limitations
To be able to communicate effectively with Peers, Supervisors and Managers within Serco. To be able to communicate politely with Trust Staff, i.e inform relevant people of work to be carried out and informing of work status and potential unavailability of areas, equipment or service. To understand the contractual relationship between Serco, Octagon and the Trus
Main Accountabilities:
· To carry out reactive repairs and maintenance to the Building Fabric and Structure within all areas of the Hospital as directed by Supervisors or Managers.
· To carry out certain Planned Preventive Maintenance.
· To work in accordance with all relevant Serco Policies & Procedures, Workplace Regulations and Best Practice Guidelines
· To always work in a safe and responsible manner with full regard for own and other’s safety
· To attend work in compliance with the Computerised Time & Attendance System
· To actively participate in the Computerised Labour Control System, including accurate and punctual completion of Work Order Documentation
· To use personal communication equipment as requested
· To be prepared to attend work or work beyond expected finishing time in exceptional circumstances, as requested by Supervisors or Managers
· Communicate to Supervisors or Managers unrepaired faults or defects or requirements for Spare Parts
· To attend on-site and off-site training as required
· To be aware of how the Maintenance Assistant Role influences Serco’s Norfolk & Norwich Contract and the wider company objectives
What you’ll need to do the role:
· Proven experience of working in a similar environment
· Knowledge and understanding of general Building Services
· Good communication and customer service skills
Physical Demands:
Moving Large or Heavy Objects (Using correct Manual Handling techniques and appropriate lifting equipment). Possibly walking long distances to various locations of the Hospital repeatedly during the working day. Pushing Trolleys. Working whilst using PPE
Mental Demands:
Sound working aptitude. Ability to concentrate on tasks. Ability to think clearly under pressure. Work may entail close proximity to Hospital Patients
Working Conditions:
Possibly working with unclean and potentially infectious materials, ie drains. (Appropriate precautions to be taken). Extremes of temperatures, ie Hot Boiler Rooms or working outside in Winter months. Occasionally working in noisy environment. Work could occasionally involve working at height (in accordance with policy and Permit to Work System)
