Summary
Working Hours: 37.5
Manage day-to-day very busy operations for a portfolio of short-let properties across multiple locations.
Coordinate and execute fast turnovers: cleaning checks, laundry, linen changes, restocking supplies and final quality inspection.
Carry out routine maintenance and light repairs (plumbing, electrics basics, furniture fixes) or coordinate contractors and ensure timely completion.
Respond to guest enquiries, complaints and emergency issues — deliver calm, effective solutions (including out-of-hours incidents on a rota).
Manage contractor and cleaner schedules, carry out spot checks and maintain quality standards.
Maintain accurate records: inventories, maintenance logs, guest incident reports and cost tracking.
Work closely with booking channels and property management software to monitor occupancy, check-ins/outs, and special requests.
Ensure all properties meet safety, gas/electrical and fire compliance and local licensing requirements.
Support onboarding and training of local cleaning teams and temporary staff.
Drive continuous improvements to reduce costs, speed up turnovers and improve guest ratings.
Person specification — essential
Proven experience in property management, serviced accommodation, hospitality operations or a similarly hands-on role.
Able to work flexible hours, including weekends and participation in an on-call rota.
Strong problem-solving, calm under pressure, excellent customer-service skills.
Good organisational skills and attention to detail — able to manage multiple sites and competing priorities.
Basic DIY/handyman skills (able to complete small repairs yourself, or accurately scope/brief contractors).
IT literate — able to use property management systems, Airbnb/Booking dashboards and messaging platforms.
Reliable, proactive, able to work independently and take accountability.
We can offer Skilled Worker sponsorship for this role (we intend to assign SOC code 1221 — Hotel and accommodation managers and proprietors), subject to the company holding a valid sponsor licence and the successful candidate meeting UKVI eligibility checks.
