The Role

As a Disrepair Supervisor, you will take a lead role in managing and overseeing disrepair claims and major repairs within our housing stock. You will ensure that all works are completed to a high standard, within budget, and in line with legislative and regulatory requirements.

This is a crucial role that bridges our technical teams, legal departments, and residents - helping us resolve complex issues with empathy, professionalism, and efficiency.

Key Responsibilities
  • Manage and oversee disrepair claims, ensuring all works are scheduled, delivered, and completed within legal timeframes.

  • Conduct property inspections, diagnose defects, and specify required remedial works.

  • Liaise with contractors, legal representatives, surveyors, and residents throughout the disrepair process.

  • Monitor progress of works and maintain accurate records of inspections, schedules, and communications.

  • Ensure all disrepair cases comply with the Housing Health and Safety Rating System (HHSRS), Section 11 of the Landlord and Tenant Act, and other relevant legislation.

  • Support the wider repairs and maintenance team in driving service improvements and resident satisfaction.

About You
  • Proven experience in a similar supervisory or surveyor role within the social housing or property maintenance sector.

  • Strong understanding of disrepair legislation, including landlord responsibilities and tenant rights.

  • Excellent communication and negotiation skills - capable of dealing sensitively with residents and stakeholders.

  • Ability to manage multiple cases and projects simultaneously.

  • Knowledge of building pathology and diagnostic techniques.

  • Relevant technical qualification in construction, surveying, or property maintenance (e.g., HNC, CIOB, RICS, or equivalent).

  • Full UK driving licence and access to a vehicle.
