We have a fantastic new job opportunity for a Block Manager / Managing Agent Contract Leasehold Manager who holds (or working towards) a professional qualification such as RICS, ARLA Property mark, TPI, or CIH, and has a good understanding of leasehold block management in the private sector.
Working as a Block Manager / Managing Agent Contract Leasehold Manager you will be responsible for overseeing and managing a portfolio of external managing agents to ensure the effective and efficient delivery of the Managing Agents Project. Your focus will be on building strong, collaborative relationships with third parties and managing agents.
As the Block Manager / Managing Agent Contract Leasehold Manager you will ensure that the terms of all managing agreements and leases are strictly adhered to by all parties. Additionally, you will provide expert guidance and support to internal colleagues on contractual relationships with external managing agents, with a specific focus on compliance with the headlease and current legislation.
DUTIES
Your duties as a Block Manager / Managing Agent Contract Leasehold Manager will include:
• Oversee and lead contract management for their agreements and management arrangements with third party owners and managing agents
• Lease reading
o Provide internal colleagues with guidance in respect to the organisation’s responsibilities designated within the terms of the headlease
o Ensure that the organisation is complying with their legal responsibilities and not carrying out works for which they are not liable, and Managing Agents are held accountable for their obligations.
• Ensure that third parties and managing agents are carrying out their legal and contractual obligations
• Improve working relationships to set up effective and efficient working practices in the best interests
• Hold regular meetings with key stakeholders in relation to performance and working practices
• Dispute resolution on behalf of the organisation with third party owners and or managing agents.
• Report on performance and compliance for third party owners and managing agents
• Use data to identify, evaluate and implement service improvements to increase resident satisfaction and value for money
• Work collectively with other members of the project team to ensure of compliance, and visibility and accessibility to information
• Support their front-line teams and property managers to work effectively where third party owned or managing agents are present on their schemes
• Act as an escalation point for their front-line staff and property management teams when they are experiencing difficulties with third party owners and managing agents
• Provide assistance and support to other roles in the team to cover staff shortages or high level demand
CANDIDATE REQUIREMENTS
• Educated to GCSE level or equivalent in Maths and English (Grades A*- C)
• Hold (or working towards) a professional qualification such as RICS (Royal Institution of Chartered Surveyors), ARLA Property mark, TPI (The Property Institute (Formerly IRPM)), or CIH (Chartered Institute of Housing)
• Working knowledge of Landlord and Tenant Acts, Statutory Instruments and Regulations
• Good understanding of leasehold block management in the private sector and working with managing agents both directly employed and appointed by superior landlords
• Excellent communication skills, both verbally and written
• Excellent interpersonal skills and ability to work collaboratively with stakeholders and colleagues
• Ability to work effectively under pressure and to meet deadlines and targets
• High Attention to detail
• Experience of managing internal and external relationships effectively
• Able to prioritise and work in an organised manner
