Overview
We are seeking an experienced Solicitor with strong technical expertise in Property Housing matters to join a busy team. This newly created role reflects a significant increase in landlord-related instructions and queries. The successful candidate will act exclusively on behalf of landlords, providing expert advice and handling a wide variety of housing matters with efficiency, professionalism, and commercial awareness.

KEY RESPONSIBILITIES:
Advising landlords on all aspects of housing law, tenancy agreements, and regulatory compliance.
Drafting and serving possession notices (including Section 8 and Section 21 under the Housing Act 1988).
Managing possession proceedings from instruction through to conclusion.
Advising on tenancy deposit schemes, rent arrears, disrepair claims, and property management disputes.
Ensuring full compliance with the Deregulation Act 2015 and its impact on eviction procedures and prescribed requirements.
Providing guidance on landlord obligations under the Landlord and Tenant Acts ().
Advising on compliance with the Protection from Eviction Act 1977 to avoid unlawful eviction claims.
Assisting landlords with leasehold issues, service charges, and enfranchisement under relevant legislation.
Keeping up-to-date with all legislative and regulatory changes in housing law and proactively advising clients on the implications.
Handling a mixed caseload independently with minimal supervision, while delivering a high level of client care.

Legislative Knowledge Required:

Housing Acts (possession, tenancy management, anti-social behaviour).
Landlord and Tenant Acts (repairs, service charges, consultation, enfranchisement).
Protection from Eviction Act 1977 (compliance on eviction procedures).
Housing and Planning Act 2016 (rogue landlord provisions, banning orders, rent repayment orders).
Rent Acts (particularly 1977 & 1988) (protected and statutory tenancies).
Deregulation Act 2015 (impact on Section 21, prescribed requirements, retaliatory eviction rules).


PERSON SPECIFICATION:
Solid technical background in Property Housing law, with specific experience acting on behalf of landlords.
Up-to-date knowledge of housing regulation changes and the impact of the Deregulation Act.
Ability to handle a varied caseload independently with strong attention to detail.
Excellent communication skills with the ability to explain complex legal matters clearly to clients.
Proven track record of managing deadlines and progressing matters efficiently.
Self-motivated, organised, and able to work under pressure in a fast-paced environment.
Desirable:
Experience working within a busy housing/property litigation team.
Knowledge of lease extensions, enfranchisement, and wider landlord/tenant issues.
