Summary

Pinnacle Group are looking for a proactive and detail orientated Assistant Property Manager to support the day-to-day operations of a high end residential development. In this role you will be responsible for managing and supervising estate-based personnel, ensure the site is safe and well maintained, service charges are collected and leaseholder enquiries are responded to in a timely manner.

This full-time role is based at Nine Elms, Wandsworth, and offers a hybrid working pattern of 2-3 days on site depending on business needs.

You will be joining our Residential Property Management team based in Nine Elms, Wandsworth. The Residential Property Management team oversees large, complex residential developments on behalf Institutional Investors, Developers and Residents’ Management Companies, providing comprehensive leasehold and block management services.

Key responsibilities:

  • Daily monitoring of Fixfo and contractor management, instruct contractors for repair & PPM works and, alongside the Property Manager, verify contractor works are completed to specification.
  • Register/processclaimswithinsurancecompany/assessor/broker (if demised ensure claimant is providing with insurance details).
  • Obtainquotestomakegoodand obtainapprovalfromtheinsurer toproceed with works.
  • Providereports/updatestostakeholders asrequired.
  • Weekly uploads to ARK, site updates and useful resident information.
  • Daily monitoring and responding to enquires in the site mailboxes (phone,face-to-face, & ARK messages), highlighting anything high level to the Property Manager.
  • Assisting the Property Manager with service charge activities, assisting in creating and agreeing annual service charge budgets with the client and issuing to leaseholders.
  • Block management activities including quarterly site inspections, resident engagement activities and assist with health and safety audits.
  • Assisting in arranging all service and maintenance visits and discharge any resulting actions.

Key requirements:

  • Good Communication (written/oral) & inter-personal skills.
  • Results oriented.
  • Attention to detail.
  • Property/block management experience.
  • Ability to travel to other locations as needed.
  • Office 365 especially MS Word, Excel and PowerPoint.
  • Health and Safety legislation (Desirable).
  • Assistant management qualification (e.g. ATPI Desirable).
