Join our Disrepair Team at L&Q:

An opportunity has arisen to join our Disrepair team in the role of Senior Disrepair Surveyor. The role reports directly to the Disrepair Manager. The Disrepair Surveying team manage a range of complex disrepair and complaint cases across a varied housing stock.

This role will be primarily based in L&Q's South region, covering the Thames, South East and South areas. Travel is an essential part of this role and it is necessary that our Disrepair Surveyors hold a full licence and have access to a car.



Your impact in the role:

As a Senior Disrepair Surveyor the post holder will be not only involved in day-to-day Disrepair Surveying activities, but will also have direct responsibility for circa 7 employees, and will be accountable for managing team performance and productivity against KPIs. Ensuring that the team are on top of their case management and are working in line with policy, procedure and best practice. Developing team and ensuring continuous CPD. Making sure that you and your team are up to date with any legal changes and legislation.

You will be responsible for monthly reporting on cases and KPIs to the Disrepair Manager and the senior management team and will always have a clear overview of outstanding cases and workload as well as other aspects around the workload.

You will also be responsible for monitoring the budget within your area. You will review coding on jobs, budget allocation and ensure that spend complies with L&Q’s compliance processes and procedures for the employees reporting to you.

L&Q’s portfolio consists of new builds, converted street properties, high rise, flats and purpose-built blocks. The ideal candidate will have a good knowledge of various builds and the challenges that come with each type. They will have had experience in surveying the various types of stock and will be flexible regarding travel; L&Q’s stock covers a large geographic area, ranging from London, Essex and Kent, along with surrounding areas inclusive of Slough, Reading and Middlesex.

The Disrepair Team work closely with L&Q’s in house and external legal teams to resolve cases. Our Surveyors are responsible for surveying of properties and producing thorough reports and specifications in line with Building Standards and legal requirements and therefore will have a good knowledge of contract legislation including The Housing Conditions Protocol and the Fitness for Human Habitation Act.

We expect that the Senior Disrepair Surveyor has experience in managing a large team and also has a wide range of skills including building and property surveying, project management, ability to juggle a varied workload in at a fast pace, attention to detail and budgetary control.

What you'll bring:

Experience of managing a high performing team
Experience in a surveying role, ideally within a Social Housing or Local Authority Environment
Skills and knowledge of construction methods
A HNC in a relevant subject or equivalent experience
Experience of managing disrepair cases
Understanding of disrepair legislation and legal requirements
Experience of managing contractors and consultants to deliver within budgets and timescales
Stakeholder management
A broad range of communication and influencing skills
Good working knowledge of Microsoft packages
Strong organisation and prioritising ability
Demonstrate high levels of customer services and complaint handling skills
Ability to deliver against KPIs and timeframes.
