Junior Facilities Manager
Full-time permanent role
5 days a week onsite in Southwest London
7:30am - 5pm Mon-Thurs / 7:30am - 4pm Fri
Role Summary:
The Junior Facilities Manager supports the maintenance, compliance, and day-to-day operational management within the landlord areas of a residential development. The role includes administrative and contractor coordination duties, with a focus on compliance, maintenance planning, reactive response, and supporting financial processes such as quoting and purchase order requests.
Key Responsibilities:
- Monitor and maintain the CAFM system, ensuring all MEL PPMs and reactive jobs are up to date.
- Respond to Helpdesk requests relating to communal and landlord areas, escalating issues as necessary.
- Prepare and issue requests for quotes (RFQs) for repairs, maintenance, and small works in landlord areas.
- Obtain, compare, and evaluate quotes from contractors.
- Supervise contractors during works in plant rooms, risers, and other communal service areas.
- Ensure RAMS are reviewed and approved before works commence, and permits are issued where required.
- Support delivery of health and safety actions, internal audits, and statutory compliance reporting.
Key Skills & Competencies:
- Good understanding of landlord/tenant responsibilities in multi-occupancy buildings.
- Attention to detail and strong administrative and record-keeping skills.
- Competency in reading service reports and understanding technical scopes of work.
- Ability to use CAFM systems, Microsoft Office (Excel, Word, Outlook), and procurement platforms.
- Clear and professional communicator with contractors & client where appropriate.
