Summary
Building Manager – Bournemouth | £42,000 + up to 10% bonus
One Property Recruitment is proud to be representing a standout mixed-use development in Bournemouth, comprising 159 residential apartments, office space, and retail units. We are seeking an experienced Building Manager to oversee the day-to-day operations of this dynamic site, acting as the first point of contact for tenants and ensuring exceptional service delivery.
Role Purpose
As the Building Manager, you will be the face of the brand, ensuring smooth daily operations, strong resident and tenant engagement, and full statutory compliance. You’ll lead a team overseeing both residential and commercial spaces, and will be instrumental in fostering a sense of community within the development.
Key Responsibilities
General Site Management
Oversee all on-site operations across residential, commercial, and retail areas
Coordinate repairs, maintenance, and contractor access
Ensure grounds and communal areas are maintained to the highest standard
Develop strong relationships with commercial tenants and local service providers
Lead and develop on-site staff and sub-contractors (cleaning/security)
Resident & Tenant Engagement
Deliver a premium tenant experience through customer service and community-building initiatives
Manage resident communications (including social media), events, and promotions
Handle complaints and escalate when needed
Health, Safety & Compliance
Ensure full compliance with H&S legislation and internal systems (e.g., Savills)
Conduct regular inspections and risk assessments
Manage permits to work and contractor documentation
Take control of site safety, incident response, and insurance risk control
Residential Lettings & Asset Management
Manage lettings lifecycle: enquiries, viewings, negotiations, vetting, renewals
Maximise rental income while remaining competitive
Conduct check-ins/check-outs and deposit return decisions
Liaise with credit control to manage arrears
Provide asset performance reports and attend monthly review meetings
Represent the landlord at court hearings when required
Team & Staff Development
Conduct performance reviews and identify training needs
Ensure team professionalism, morale, and appearance
Build collaboration with wider property management teams
Requirements
Proven experience managing mixed-use or residential developments
Strong knowledge of H&S compliance and building operations
Excellent interpersonal, communication, and organisational skills
Tech-savvy, with strong social media and reporting skills
Financial acumen for budget management and reporting
ARLA or IOSH qualifications – desirable but not essential
Working Hours & Package
Monday – Friday, 8:30am–5:30pm or 9:00am–6:00pm (1-hour lunch)
Salary: £42,000 per annum
Bonus: Up to 10% discretionary annual bonus
