JOB TITLE: POST-COMPLETIONS ASSISTANT- Hybrid
LOCATION: Manchester City Centre
HOURS OF WORK: 9 am – 5.30 pm, Monday to Friday

Due to organic growth and continued success, our client is seeking a Post-Completion Assistant to join their team in Manchester City Centre. The successful candidate will be part of a supportive team, responsible for providing support on all post-completion matters across the property teams.

Primary Purpose of the role:
Working within the Property Support team, the successful candidate will be responsible for providing support on all post-completion matters across the property teams.
You will review and process requests related to property matters to ensure optimal performance and efficiency, ensuring the firm remains compliant and that requests are handled in a timely manner.
JOB DESCRIPTION:
• Preparing and submitting Land Registry applications (including transfers, leases, charges, CN1s, RXs etc.)
• Raising a variety of different queries with the Land Registry on behalf of Fee Earners
• Dealing with Land Registry requisitions
• Sending completion of registrations to the fee earner
• Entering and updating the electronic Post Completion checklist
SDLT/LTT (experience desirable)
• Drafting a variety of SDLT/LTT Returns
• If any - calculating the SDLT/LTT payable for each transaction
• Submitting SDLT/LTT forms once approved by the Fee Earner/client
• Arranging payment to HMRC/WRA of any SDLT/LTT due
Companies House
• Registering charges and debentures at Companies House (within 21 days of them being completed)
• Satisfying charges and debentures at Companies House
SECONDARY DUTIES
• Carrying out OS1, OS2, SIM and Bankruptcy searches
• Adding OS1/OS2 expiry dates
• Requesting copies of documents
• Sending any documents/search results from the Land Registry to the relevant Fee Earner
• Carrying out company searches
• Obtaining and paying for copies of documents (such as planning decisions) from Local Authorities.
• Obtaining draft insurance policies for Chancel Repair and submitting and paying once approved by fee earner.
• Carrying out Company winding-up searches
Searchflow searches
• Preparing and submitting property searches using Searchflow’s online system (including using the system to plot the demise of the area/property to be searched against)
• Distributing search results received from Searchflow to the relevant Fee Earner
PERSON SPECIFICATION:
The skills required to undertake the above job description are as follows:-
• Excellent knowledge of Microsoft Office applications.
• Good organisational skills and strong attention to detail.
• A flexible individual with good planning skills.
• Possess excellent communication skills
• Experience with commercial (desirable) and residential property post-completion
• Experience with property finance/banking post-completion is desirable
• A strong team player who is comfortable working with different teams
• Flexible and able to manage quick changes to the process
